    Margin lending low risk eh? I would disagree. I use margin lending for my share portfolio and I think thats more nerve racking than buying property

    I was there today. Have to say I dont get that excited. Spoke with Margert Lomas for a few mins when she was on her own, stood next to Bruce Beres…whats his name, yummmm….errrrr sorry.

    Turned down the bags, saw lots of young people, dressed all ways, sorry sis not all in business suits.

    Had a few laughs, said lots of no thankyous and have sore feet. I looked around the seminar room, thinking is that one or that one? LOL

    no hope.

    There is no right or wrong on this, but you gotta consider just more than interest here.

    You can do the interest only loan, and my accountant told me to do this. But still owe the same at 3 or 5 years end, hoping you had growth and then re neg a loan etc.

    Personally I am conservative and maybe a bit skewed. I decided I prefer P and I loans, I know they are more expensive, but for me it was more a long term thing and I was considering I still have growth and I have reduction in what is owned and I claim all the interest…given that PI loans in the first years, you are repaying the most in interest etc….then I also consider this more an advantage…im talking my tax here….and my personal values. rather see it decreasing and pay more mortgage…

    just personal opinion and my accountant wouldnt agree, but then thats too bad. I beleive Margeret Lomas holds the same type of thoughts on this too.

    sorry but I dont subscribe to that theory
    that is fear, and need for control that stops people from giving 100%
    and its competitiveness
    though Im not asking for your secrets….I figure I can ask and see what people say, if they dont want to answer so be it. I do my own research too

    at 18 or 19 i had my first property by 21 I had a second and not long after that a block of land. Given wages then were under 125 a week and my home was 29-30k and is now worth over 700k
    you do the sums on todays figures and wages, gosh I did well! lol

    Re Architects, they are good, they are expensive and they can be bad.
    They dont always do what P said, I cant spell it sorry! lol
    I chose two architects, one plans were brilliant and the other plans my 4 year old grand daughter could have drawn, scribble and what he came up with from council was what I already knew, eg land dimensions etc.

    I already had the place surveyed afresh.

    These are the prices of the two Architects and both are listed with the Australian Architects website.

    Meeting: site design and requirements. 4 bdrm house, 220k (land already owned)

    proposed sketch environmental considerations and materials (councils are fussy),

    costing not includinf landscaping, council fees and charges, cost 25k incl gst.

    Total FEE: residence: under 150k cost quote as required
    150-200k 9%
    200-250k 8%
    reduces to 6% for each bracket creep to 5.5 then 5% over 500k quote sep

    fee percent
    engage consultants and trades 1-2%
    sketch design 12%
    detailed sketch 13%
    documentation 40%
    contract admin-30%
    tendering 2.5%
    post contract 2.5%
    hourly rates including gst principal 132
    drawing 110
    reimbursables, travel transfer of docs to computer, time and tracel over 30km
    provision of buildings
    adverts etc

    I wont go on, but it is endless, and not always fixed.

    builders and architects dont always agree
    you can have an engineer do all your plans, the builder do the work adn contracts too

    I was thinking the same a few weeks ago.
    sat having a cuppa, thinking why people put up so much of a deposit, I use none! well $50, and then a deposit bond via bank, and finance the lot, stamp duty and costs included.

    I thought that was a better tax alternative than using my own cash! shissshhh what would I live on?

    I only mentioned two blocks because this had been mentioned and because it gives ideas. Who says you cant fit 6 on on block as it depends on the size.

    the reason people sell da approved IS to make MONEY
    the reason people buy them is they might have the funds, dont want the hassels, it is VERY common.
