    Its on the news now about the investors flocking to sell, esp mums and dads, says that up north are waiting for us!

    It also mentioned NZ, but couldnt hear that too well from here

    They reckon there is rental glut and this will keep us all fair if we hold and try to hike up the rents

    Well Like someone posted re Penrith Council, I have fought blue mts with a land development and also on a business level, so I am apt to take action. I am also currently fighting with the federal govt over a work issue with a group of workers…even though we dont think we will win our battle we are a minority because the majority never do anything.

    They whinge and complain about no one doing anything and about what they dont like, I hear Ya pisces! How many times have we heard the saying put your money where your mouth is?

    Well I posted elsewhere about my anger on this subject and what I thought it would do. I also suggested write and give em something else to think of!

    So what has anyone done so far besides whinged? Have you contacted your local members? have you bothered with Carr’s office? Well if you say nothing to them they wont know will they?

    So expend your engergies, but direct it also from here to there. I would like to thnk we can make changes, if we can’t at least we have made the effort.

    Frankly never thought much of politicians, and think even less now…as I age.

    I really dont think they live in the real world or that commonsense ever prevails. After all if they screw up, someone else will come along to so call fix it. They screw up they get kicked out, but hey they dont care…while we all keep paying for their mistakes.

    Not everyone can refinance.

    Doesnt he own property in NZ? maybe he should be taking a leaf out of thier book perhaps he already knew..LOL and got out early, and got in early, oh dear politician trading……lol

    Seems Hypocrytical to me

    but thats my opinion…and right now, I figure most of us on here ain’t too ‘appy with ‘im!

    I already posted a long one on my emotions re stamp duty on a topic tonight which says the gov needs to wake up and stop taxing those that are trying to do something positive, besides the fact that we have already added generously to the state and fed gov cofers. I see this as a negative for NSW and the investors,

    DOnt be fooled by promises of what they might do with the money, afterall they are empty now, so too are any promises.

    what is being alluded to is the fact that there are so many people that can’t even get a lo doc homeloan, and the only people they can turn to despite the huge cost, the interest rate charged, are people like Rick.

    I know my brother would have given anything a couple of years ago to get a home, but they had defaults liek you wouldnt believe, not bad peopel, not bad payers, but problems with certain phone companies..and not being as festidious as some….

    So those people go to the ‘loan sharks’
    The way I see it, it isnt a bad thing, it is an option for them, take it or leave it.
    It is also a foot in the door.
    You dont like the interest, keep up payments get yourself a rating of some kind or history is really the term and make changes, I guess you make sure you know the fine print, but higher rates for higher risk people is not objectionable.

    And just maybe, it gets them on track, it might actually be quite positive.

    raising taxes by any means just ebcause you cant do your sums, or because you really dont know where it all want, which boils down to the same thing….stinks.

    Forget providing the infrastructure, or services, they have failed miserably in that regard. Outsourcing? cutting costs, isnt the way to go either.

    I recall the 3×3..you know roads and all that…I recall GST being introduced to overhall the tax system, trouble is, they didnt finish the job. Why still have stamp duty? Why increase it for certain groups? Why ask people to fund their own retirement? why slug people on their super, not once mind you, talk about double dips!

    Why enforce super? Oh right- to help when this aging population can no longer sustain itself once it retires? Well there wont be pensions, so this will hit the mum and dad investors, the young and the not so young, they force you to take action, you do and now they rub their grubby little hands together saying GOT YA! you sell we sting you, you hold we sting you, cause land tax will get you, you buy in other states, it makes no difference, they will have their little grubby hands their too.

    I pay far more than most people already, so the way I see it, you get penalised, the way I see the ones on benefits, man you got it made! The govt keeps you, helps you gives you this that and the other….you dont have to work or save, like some investors doing it tough to better themselves. I know we have choices, and I wouldnt want to be on benefits. But where is the incentive, after all I house three people on benefits, guess the government would be happy to find them alternative accommodation if the time comes that I have to sell…or want to.

    SHort sighted politicians, rort of tax in the so called attempt to provide services etc..well they cant have their cake and eat it too…..

    oh I get mad! lol

    Sorry I ahve rambled but it gets me blood boiling.

    who cares what someone else knows or doesnt know?
    we all have a brain, we have a mouth, Im sure you can make up your own mind without worrying what others say. No one forces you to read a post or a forum topic, or be on here.

    I guess you make the choice…..and that includes what information you yourself disseminate or that which you choose not to. Maybe also on those lines remember that most people give info that they have freely, along with their time to do so, if they get it wrong send em a message maybe they themselves have been misled, after all even my accountant doesn’t have all the answers, nor my solicitor….there are experts in certain fields but not all!

    Just because you may be one of them, I would bet you aren’t in all areas. theres bound to be something lacking…..somewhere?

    Which reminds me of a businessman I once knew, thought he knew it all, multi millionaire, family the works, found the new age, sold up went off with some woman overseas, left wife and kids, squandered the money, sat in canyons with whoever, came home disenchanted…..to nothing, he wouldnt listen to anyone, he knew it all….ahh well, I guess he lost it all too…..I told him he had small man syndrome. Maybe in some ways its a bit like the tall poppy syndrome…someone is always envious, someone always willing to tear someone else to pieces…for what? who knows

    We all have to learn, live and let live, or ces’t la vie! Me included LOL

    i have a 3d home architect program but never use it.

    I think the shower is in a bad spot, what about in this case a thin long gallery kitchen? what about widening or opening the lounge kitchen?
    I cant remember plans I looked twice!

    depends on what you want to spend will you keep it or not?

    Toowoomba isnt cheap as some other places, property is becoming scarcer, talk to Diane at Michael Hosking real estate, shes one fast savvy lady, no messing.

    The town is quite nice, love the streets, wide does remind me of some of the towns out west. Lots to see and a lot of big business, years ago it was the place to start a business. Not sure how it is now.

    It still reminds me of a very large country town though, they used to have a gorgeous old homestead restaurant, buffet and was expensive years ago, made of the blue stone part of an old estate the homestead that was.

    Beside it being at the top of a hefty hazardous mountain range, the views are lovely and they have some sort of flower shows gardens and so on. Nice rose garden too.

    Its climate it hot to freezing, gets damn cold at night let me tell you, it reminds me a lot of Katoomba in the blue mts.

    Which reminds me, I think twoowoomba is still like a church type town, I know that the peole from a church in the mts, flocked in their droves to toowoomba back around 85/90, dont recall the church, but not like C of E or catholic. But that pushed things up a bit back then.

    the surrounding areas are farming. been pretty dry out there too eg kingsthorpe, gowrie junction, (rosalie shire council)
    maybe check out toowoombas councils web pages?

    my family work as security guards in some areas from south to brisbane, and it can get scary.
    I have seen Woodridge in many areas become rather slummy, so now I will be most frank.

    Up until now I have tended to be a little guarded on commenting too negatively about an area. Unless you intend to purchase a number of properties, maybe side by side, or own the whole street…then you are going to have problems. you dont know what your chances are. Want your car stolen from the foot path? or vandalised? well I guess you are in a good area for those chances to occur. Ok so some will say no different than parking at parramatta, but gee look at the population or the fact one is city another a mere suburb…

    I know of one house that burnt to the ground, the tenant did that, that was dept housing, in amongst other residences. Scary huh? Though this was not in woddridge but an outer suburb.

    or maybe you like to hear about centrelink browns plains that had to call the firebrigade out because someone threatened staff, to set themselves alight. Staff had to be counselled. Maybe, the man whose home was also near burt to the ground in another suburb closeby, should be thanking neighbours for their efforts to wake him up, as a result of??? well go check the stories.

    I know this happens in many areas, lets just say that woodridge has more than its fair share of problems…

    Cheap? well now you know the reasons! low socio economic area, high crime rate, high unemployment…influx of…..people, all types, with their own problems, and havent we all got them!

    No offence to anyone. I now longer live there, didnt want to in the first place, and I can tell you it took no more than 6 months for me to move. That was enough.

    Well, now I will think twice about answering posts that ask the same question a little further down the track….do your own homework first then ask the questions. By this I mean it is easy enough to do a search of real estate and find the answer out yourself, try domain, or realestate.com.au

    I cant see direct debits happening without some authorisation, it leads to all sorts of issues both for the insurance company and person concerned but also the bank.

    If Nathan did not sign a direct debit form, and someone else did…then you know where that leads you!

    If Nathn accidentally signed something without full disclosure then there are avenues you can pursue also.

    I would also have a word with department of fair trading.

    Direct debts are difficult to stop. My brotherin law gave credit card details for some site and they could not cancel it at bank level. WHat they had to do was to say their card was stolen. Card cancelled. Debits also cancelled. Not an ideal situation.

    I follow the suggestion of others though. Letters letters…copies here there an everywhere. Dont just get on a phone and tell them, put it in writing. I would fax it too. Infomr the bank that it is to cease, inform the company it is ended. Then pursue avenues to recouperate those funds.

    Personally, I pay Bpay. I dont believe in cheques, but thats my personal opinion

    I would give you this advice, have a dream and reach for it and because it is your dream you can let those in you want or tell em go away…

    Positive- you have savings, never too late. Big thing people look for is a saving history. Good thing you also have a car loan, they like to see a payment history. Better still you have no credit card debt (unlike me but Im ok with that) better still you have equity in shares. YOU can use those shares yes? I dont advocate selling and some lenders dont like to touch shares, but they WILL look at the income you derive from those that also help with your serving any loan.

    I guess there are things you can do on this level….by using those shares, but I think you already know that.

    I dont knwo a lot that can save 500 a month and maybe increase this to 600. Wow come and hold my hand!

    Now I cant advise on wraps, I dont know anything about them and I kinda dont really ….well at this time, its not for me.

    I dont know your situation but doesnt look like you have problems getting a loan….

    Rags I just went thru a similar thing but with my own home.

    As a woman who rarely cooks- I still beleive the thing that sells is in this order;

    A good sized kitchen- the reason is that there is still a feeling of people wanting to entertain and to manage in a small kitchen is not good, feels claustraphoic.

    A good bathroom- modern, room?

    then number of bedrooms- though this can go with number one place. Depends if it is only available as one bedder.

    I dont know the property, but I knew what I wanted in mine. I did a reno in a big way. I ripped out old kitchen, new one in thats modern and exciting. The kitchen alone will sell this house.

    I ripped out old bathroom remodled it moved things around, looks massive now. Bathroom man said to amalgamate loo in the bathroom, I said no sep loo sells better!

    I had the lounge wall moved about 18″ to 2’making it smaller lounge and rearranged furniture and decluttered. The builder laughed at me, said why bother moving the wall, I said just do it!

    Changed arch to square doorway to bring it to current century!

    Moved door frames, took out a linen closet and opened up the hallway. Moved a bedroom wall.

    So for moving two main large walls and chopping off a 90 degree corner, I changed the whole aspect of the house. It made rooms look bigger, it gives me built ins in all three bedrooms, one stretching the whole wall. all for the sake of two walls moving between 6 inches in one room and 18′-2 foot in the lounge.

    Anyway, best advice i can give you, do a plan, measure it out, get some graph paper and pencils and move walls around, see what you get. Then get a quote, now this doesnt cost you anything but time.

    Of course to make a place look larger, clear clutter, buy smaller slim sleek furniture or hire it until you sell…LOL

    I disagree about most financial planners.
    What you need to ask is how they are paid, and there should be disclosure about this, especially if they are ‘selling products’ for commission.Law now isnt it? lol gosh I should know.[tongue]

    you need someone that you are comfy with and who has the same sort of vision, shop around ask questions some do have certain fields they prefer. Some will tell you that you need balance in your portfolio (I agree) but you dont have to agree or go with recommnedations but why pay em for advice yo dont use?

    If you are not satisfied then say so and negotiate the price you have to pay.

    no one is infalliable. My bank manager told me not to lock in interest rates becuase they wouldnt rise, guess what they did! guess what I didnt agree with him and I locked them, I determined I needed to do this while I restructured things.

    Margaret Lomas had a vision that when she started her branches they would have people in them that had completed and were compliant (financial planners)and had the same visions and enthusiasm….it is taking a bit longer to accomplish but I beleive she is pleased with the results. (actually she is I asked her)

    Enthusiasm is great, keeping up the momentum is harder.

    I dont care what people say, I look back at all the places I wanted to buy and could and now think oh dear….I cant afford that now! None of the homes, or land blocks I ever looked at have gone backwards. I even bought an over priced block when I was young and naiive – took a few years but im happy with the result. I didnt lose. Mind you I didnt have to pay interest on the loan either!
