ElvesJames, those prices are not that cheap, but as you say it is relatively close to things< i guess i would consider what your goals are?

Chermside was never a great place, but Logan isnt either. It certainly didnt have a bad name like Goodna or Red Hill…choice is yours really, but check out the rent you might hope to get, and council rates…other bits you need to make an informed choice, if the properties have risen that much, is there much more room in the short term? Maybe there is an area 5 more mins away? A few mins more means not much in time for people, but a few dollars more in rent, or in loans or purchase price can affect youyr lifestyle

ALl you have to do is read every day, who gets away with what….be they politiciancs taking bribes or using alledged money from questionable sources…be they the bonds or the HIH’directors of this world, or the families who benefit….we have a structure in this country that supports this…its called asset protection.
And we are no different. We are using the same principals in order to minimise and to maximise and to protect. Most people dont realise that when they shift assets to one partner in order to ‘write off’ some income, you are no different than they are with their structures…as for ethics of what they do and how they do it, the law doesnt appear to have room for those….
And while HE may have more than any of us, you dont have to agree or act in the same manner..just my thoughts..

There was a question what the market was doing. I was saying what the market was doing, what the confusion was. The Owner feels he wants 900 or so. The real estate did say they aim to get the people in…suckers….sorry, the property is worth the money
I rather be up front, this is what I want, not try and second guess. Personally I think the agent tactics to be leading his seller down the merry path…

I am all for searches and due diligence, what the 1st one wanted was for wife to view and like, that was his get out jail card…all she need say is no dont like.No I wont have a problem selling it.

There is no family problem, or situation you can tell me which will horrify me….
I have dealt in debt collection.
What amazes me so often is they say they can barely make ends meet, and barely put food on the table, but I tell you, so many have a mobile phone….just my observation….

I made an offer on one QLD property subject to… with a $50 deposit, balance in 14 days by deposit bond.
I signed a contract, once accepted by the seller, it was ‘sealed’ in terms of the offer subjec to….I made another offer on a property, I pulled out due to pest problems, again only $50 was left, the guy went belly up, and I had to fight the TRUST fund for my $50 back. I got it. Money is supposed to go to a trust fund.
I did the same on two other properties that I bought, but unless you sign and leave something, dont consider it will be there later…
So far I have pulled out of three contracts, adn got my money back for all.

In 1977 I met my future hubby, in 1980 we got married, but we had bought a home before that. It cost me 29,000
my wage was $125 a week.Today that same house is values at 650k, my wage is 1400 a fortnight (not week)
I think that speaks volumes, but then there was no first home’rs grant I could have and interest was appraoching 10%, going higher later on. We thought we would die.
I know too many people today, dont want to give up their lifestyle to pay for things. They dont want to go without, and it isnt limited to the young. My 64 year old aunty wants a second hand car, but she wont give up her tennis club, or her lunches a few times a week with the girls.

I have a friend who just placed his property on the market, 5 acres, somewhere..not going to say where…
Agent suggested this tactic:Lets put the house and land on at say 850K plus, expect to get around 900k, but the lower price gets people interested and in…. setting it higher, eliminates people too soon.
They figure, get them in, get more interest, push up the price. Also gives them an out yes? Well they give false hope to seller and purchaser.. higher expectations on one hand and for the lets increase it..but if it doesnt work, its your fault! And well hey we can get you it for a lower price…just make an offer and see if owner accepts…well guess what owner, you lost the sale!
I think they are inflating prices to suck in the seller, but they give themselves an out, if it doesnt sell for their expected hmmmmnn price….market isnt there now….maybe it never was at that price,
Now having said that, they have three offers, one came in at under 800k, one now at 830, not sure of the other. Well below the price the agent set…
The owner will not sell for less than 900k, so dont they realise that they are wasting everyones time and resources? I mean the agent….
I will keep you posted of the final sale.

Funny about China coming up, I was just going through some of my old photos.
I cant really say much economically as I am not interested really but….
Now, when I went to China, they were not far from vying for the Olympic games…hmm I am talking early 90’s here. Tiennamen (spelling?) had been and gone in terms of what happened, however the tourist boom was massive.
Lets face it how many countries do you go to where they have the Local currency and the one for foreigners! Foreigners were not supposed to have the local currency and they paid the tourist price, not the local price.
When I was there, many foreign companies were in on the ground, building business. Maccers and KFC were there, and YUK, horrible food to eat at the best of times, but in China!!! dont even go there…..
They were paying top dollar for experienced people, they had them working there 3-6 months and then sent them home and back again. They were making large sums of money.Companies were flourishing, China was a market to be getting into.
Now more than ten years on, Taiwan has faded as China has emerged. Most airconditioning units are made in China, check out your pc too.
Lets hope that they finally have electric jugs in the rooms now and not thermos flasks!
China is a power to be reckoned with. One of my friends told me, dont learn Japanese, Learn Mandarin, he said it was the most spoken language on earth. He was so emphatic, despite the fact he had fled mainland for the island of Taiwan. China he said in an arrogant kind of way,was the most powerful country, just watch and see.
I knew I should have gone to an investment seminar….securities institute hold these often, the last one was on where the property market was going…doh!

I rented a property in Brisb years ago, young then too.
AT one time we had managers, and they were damn hopeless, I felt like I was being treated like the village idiot. They let the tenants get behind. They damaged the stove and the bathroom tiles. Real Estate said they were old anyway.Later, we self managed and that didnt help either. tenant was going to buy from us, pay rent to begin. He also got behind and all our haggling did nothing. He skipped owing thousands in the end.
I expect to have problems with the current tenants, lets see what this property manager does.
Worst I had was a pile of broken tiles, stolen flyscreen doors, holes in walls and loss of rent

from my understanding, if the place is a risk, and your home is because of the situation (even though area may not be a good enough indicator- but in the same blcok would be) If the agents are aware of the problem, and you tell them you want the locks and the place secure, then they have a duty of care.
You have informed them, if anything happens I beleive you have right to take action.
Sometimes the best action though is to vacate and you can do that in some circumstances.

The agent you rent off should always have a set of keys, but another agent for selling purposes….hmmmn

They should have told you.
You have a right of say, eg about times of entry for inspections, they can issue with a notice to enter, but they have to give you time (assuming QLD is the same as NSW)eg 24 hoursI suggest you talk to the tenancy people, and know your rights.
Each state has one, tells you your rights.
