    well the suburbs south of brisbane are still going pretty strong.
    My sister lives in one and she said the houses are still selling within a few days of listing. Where a year ago they were 150k they are now over 210k, and she was shocked to find one listed across from her at well over 250k.

    Now for me, thats cheap compared to where i now reside.
    I think the market has still got some selling

    As for poor Katoomba, I should not have been so harsh! LOL. I lived in Katoomba for 30 years, I know where it was and how it has travelled. Both parents were business people, I did my own business there ….well several businesses actually. Gone are the days where you left your back and front door unlocked and the fly screen was mesh!

    My Parents still live there and it is quite expensive both to buy and to rent. I have done both.

    Now i have never been accosted in Katoomba for money, maybe I blend in too well? [;)]

    I might add it used to be a nice town, a country type of place, but…….full of blow ins now!

    AS for surrounding towns, lets see what the locals used to say;

    Katoomba was the service town eg shops utilities etc
    Leura was the North shore of the mts, expensive and where the rich had weekenders
    Wentworthfalls was a town that was kinda missing in action
    Bullaburra, no mans land
    Lawson, again mid mts and a service town, changing socio economics
    Hazlebrook, was called the Mt Druitt of the mts, woodford just got scrapped
    Linden faulconbridge and Springwood, we were heading into more money again, closer to Penrith, more a major town, more expensive properties

    back up the mts, Medlow, always the health resort must visit place, a la Hydro Majestic (now a tourist rip off in my opinion)
    Blackheath, more money, but a few years ago, “bleakheath”- cold, miserable and uninviting.
    Mt Victoria, top of the mts, small quaint village.

    Now these have swung around as interest in the mts has grown, escaping sydney rat race, place to rest, rejevenate etc…good place for those with certain illnesses….to become calm and rested…

    Katoomba wants to be the music and arts capital
    Leura still is
    Blackheath, expensive place and now considered the place to live, along with mt vic to some.
    Lower mts, dont have much to do down there anymore, but still lots of housing.

    I did some demographical studies years ago for research, and mid mts was fastest growing area, though there are still a lot of lower income dwellers- or as some say dole bludgers up there, but thats the same everywhere yes? lol

    I dont like what they did with the carrington, or the town, but in some respects it has improved, some nice artwork adorns buildings, and i dont mean graffiti

    Best time to visit if you want a peak at ‘freak’ come hippy, come alternative….’winter magic festival’ june soltice…..busiest time fo the year for Katoomba

    Chan Im not always in a hurry to get there like some
    Free is one thing, but the M4 for instance…not worth that short distance (the toll section), but i tend to take other short cuts at times…if i need to

    Hey Kay Henry, not having a go at you per se, just making remarks about places.. I have bene to paris and europe, my family live in Japan, Italy and UK.

    They own villas in Italy, but it is a few years since I was there.

    If you want you can live in Katoomba, now that is pretty out there! Maybe more affordable.

    what has sexuality got to do with it?

    Well Hello Kay

    It was me that mentioned hair and nail polish! But because a friend of mine was always complaing about having no money, she bought cokes daily, junk food plus, had her hair foiled monthly, and false nails on a regular basis, now that is her choice, but she wondered why she had no money? Thats my point.

    I dont call that lifestyle, I call it grooming.

    As for Paris, well i dont like the place personally, and there are a few european places that are just as expensive. You want pokey motel rooms in Belgium and paris, thats what you get, pay for the loo too. (if you can figure out how to use the “tardis type’ machines)

    It is true, the more we earn the more we spend.
    I made choices to go without so I could have the lifestyle I wanted, its working for me….

    I dont disagree with you teabag

    They have been telling us for a few months now that
    auction sales have fallen
    That the NEW housing market has dropped (been doing that for a bit)
    That there is a slowing in the markets.

    I just spoke with my bank manager who said that there was a plateau on houses and prices, he deals a lot in QLD and NSW.

    Now I dont beleive everything I read or hear. But I do beleive what he has to say as he is the one writing loans and approving overdrafts and submititng figures, if his end has dropped for all sorts of things, I know the market has had a lull also.

    As for earth movers, its like any business, ebs and flows. I have friend with industrial equipment too, they work on building sites, commercial buildings and with the homeowners. They have bought more equipment to cope with the increased demand, but now there are times when he has that sitting around, too much for one not enough for two so to speak.

    There are seasonal demands to also consider. Many businesses and commerical type entities actually close over xmas period, so a lot are out of work. the builidng industry is notorious for this. Supplies dry up over this time, no work gets done, they are on holidays. Now I know some big companies still work on projects, but even the likes of kitchens and their network eg granite people, close down over the xmas break.

    There is a massive demand on some service providers prior to xmas, because of shut downs not be cause of work, but it also creates a false impression that things are booming prior to xmas eg oct nov dec, when it really is about gearing for this period.

    They say the M7 will cost about 25c a km to use making it one of the most expensive.

    It will have a large impact on areas where traffic is already bottlenecked and the ‘parking lot’ syndrome. The m4 is like this daily.

    It will divert traffic from some of these places
    It should shorten travel times (but only if you travel in the directions it uses to get you where you want to go.) – but then you wouldnt be on it otherwise.

    People are already talking about how good it will be, how property prices will increase (all about proximity to and access to work, roads etc.

    Personally I prefer to live away from traffic and roads and work ;-)

    Good points teabag..

    I guess I think myself that a few years ago there was a large influx in an area i lived of Asian investors, they came and bought, pushed up the prices and they havent dropped since.

    What that did was raise prices, but for them it was easy as they were loaded and property in their country was impossible to buy. So they were middle to upper in the money stakes, they had the means, but couldnt afford in their own place, so what did they do? come to Australia! bought big, lived here, send their kids to school here, as it was cheaper to pay all those costs, of living schooling etc for their child in another country than in their own….

    is there a connection? are NZ’ers paid less or on lower than their Aust counterparts? and are we like the Asian investors aiming for a good deal? where we cant buy here now as prices have increased so much, but we can manage in someone else’s backyard?

    just a thought…….

    from my understanding if a lease has expired the tenant goes onto monthly continuations…you still need to give notice to vacate this can be 21 or 28 days notice (I forget as my tenants dont leave)

    You do not need to give a reason. You do need to do it within a specified timeframe if you want the tenant out at lease end date

    well we all know that QLD was notorious for shonky deals and real estate investment mongrels…lol its not like anything changed since I recall some 24 years ago. Yep I got caught a long time ago with a shonky, but I held out long enough to make a profit from it anyway. All costs considered.

    I ad friends that were taken for a ride about two years ago in the gold coast reason, yet another friend bought well and he doesnt regret his buying at all. hes laughing all the way to the bank right now.

    So I guess it is like anywhere…buyer beware!

    just that I know my brissie places are still increasing in capital growth, nothing like i expected, and even if they dropped 20k or 30k off current retail saleable price…I would still be laughing.
