Does that mean it isnt currently insured? Or it was and they have decided no more?
I assume not insured currently. Call someone up, tell them you are renovating and need cover, at least get a cover note. That it is investment property and will be rented, so you need building and contents (for carpets curtains blinds etc.) If you havent made a claim for this, I dont see a problem.
The reason I say this, some things are not necessary to divulge. FOr instance. My daughter had a car stolen, she told when questioned that she had had this theft. The insurance company bumped up her insurance as a result. I then questioned that company, and said hang on a minute, she told the truth, but she was not insured at the time, she did not make a claim and therefore it is not relevant to your insurance quote. I stated this was in fact irrelevant as she had not made a previous claim.
The company agreed with me and reduced her insurance costs. the basis, she was not insured at the time, she therefore did not make any claim for the loss/theft. therefore she was not actually a liability.

you need to look at the whole picture, maybe your neg properties actually work for you in a different way. I too have a balance on that.
I use shares, neg geared property and positive property, then i work also on super. I am looking for tax advantages, though at times the effort is considerable and my accountant hates me [8]
It isnt what everyone else is doing that counts, it is about you and your situation and your goals.
I am not a believer in the free thing, there is usually a catch, might not be there and then, it usually is a marketing ploy, get your details and wham for the next 50 years…(exagerating) you are bombarded.
Or they pressure people to sign up.
I think most of us have seen the marketing ploys over the years, the great land developments, fly you to the site, sign up pay later etc etc.
Even the time share thing that happened years ago and still does, not cheap….
The good thing for me, no one tells me what to do with my money, or what to or what not to buy…….[] and I dont mean that aimed at anyone, I earn my money, if I cant pay my debts, only me to blame, but I make sure I generally have the funds to do both…even if i juggle it around.

Just on a note of warning, my agent had not change details on their software program, they listed tenants paying rent at 200 and taking 220 a week from them, I said, I didnt think it meant much, but my bank manager would love to see the correct details. SO she said, oh my god! that is affecting the rent paid to date. You see for the last 12 months, tenants have been paying the increased rent at 220, while the old rent was still listed at 200, giving them in effect a false credit.
So 20 dollars a week for 52 weeks…..worth of credit…guess what, lease is up for renewal, and I have the tenants from hell, this is going to go down like a lead balloon, and …..this is not good customer relations…still PM has to wear this one, their fault.
I was asking a friend yesterday about why she had placed a business in their company name, there was a lot of paperwork involved as well. She said her accountant advised this.
I asked why her property development was also in the compnay name (talking 1.5 million development here) given that it is considered not a good thing….she again said her accoutant suggested this was the best structure for her.
I asked why they had not considered trusts- she said cost involved. (they already had a company set up- so maybe that was the reason)
Bit odd given she wants to split from her partner! She is getting deeper into debt.
Saw one women go to court, for a divorce settlement, he came out the winner. He even wanted the ring back! Didnt get that.
I have seen court orders that have split record collections and books, naming each book that each person got. Bizzareeeee.
Lets see, a year ago I would have been looking at at least two court orders per week. these days I might see one a month, but they are very biased.
i guess when you are dealing with peoples emotions……nothing is ever simple. But I dont ever advise putting assets in one persons name, just my opinion mind….lets just say, I have seen this unravel, while trying to shoot one person in the foot, and to shift assets, got caught himself in the process.
While you can argue the point about asset allocation and tax implications, it comes a little hard down the track if you want your cake and eat it too.

I pay myself in a fashion, I add extra to my super (late starter)
I pay for additional leave each year, so that I have an extra four weeks up for holidays if I need them. Paid of course.
I just spent 70k on my home renovations for a dream kitchen, bathroom and walls moved for built ins. Nice linen sheets and pillows, new glorious carpet. You kow, my money I work hard for it, time to spend something on me.
Ok so for some you might think waste. I could have paid half a mortgage, or bought a cheap home somewhere, but thats the trade off. I wanted something now for me, my pat on my back in a way.
Pisces I was alwasy interested in property before I was 9 years old. I tried to start a bank account, by age 19 I think I bought my first property, not cash, but on the way. Of course my future to be was helping, made him sell his BMW bike for some deposit. That was his 6k bike mind you, when the property was 28k…my how things have changed!
no its not nice to be taken to the tribunal, just so they can get the home back, then let the same home out to someone else.why? dont ask me even the judge was shocked.
Try going before a tribunal to be removed, when you are paid up in rent, have done no damage, the judge asks why, and the real estate can only say, owner wants it back. What no damage? No, not behind in rent? No, never been? No.
Discrimination? sole parent, paying 215 a week rent, daughter just had emergency ceasarian, both nearly died and they kick you out of your home because they wouldnt renew the lease. Christmas is such a time of giving. BAH humbug!
Yep tell me about it, been there done that.
Then tell me they do it over xmas, when there is no rentals to be had.
Needless to say a lot of ppl up the mts also rent…a lot share accom, split costs, some stay at home as it is too expensive. a lot of younger people cant wait to move out to get a life elsewhere…..and the money to go with it.

ANd you can get a load of the view from just about any point around the mts, and its free! I must say, preferred the days when it was white, from a plane (from the airstrip at medlow) to being in megalong valley looking up the mts, it always stood out.
Carrington, I always knew I was near home when I saw the famous carrington chimney stack.(eyesore but history)
