    I am sorry for making light of something that could be serious for you.

    putting a post on here like that would make people curious as to the price and the reason, adn you do seem a tad anxious….as Kay said

    maybe the older ones represented a truer value? or its people like us doing the buying? hehehe
    not me!

    Margaret Lomas is a very smart Lady. She is quite savvy business wise. She has set up a number of franchises and does the usual radio show and written articles.

    She admits to being conservative, but always has touted positive cash flow. I dont know, but I kinda think she was on the scene before steve. She would be very much aware of steve and his book and properties.

    I have been to her franchise meetings as in one of the first for NSW. I did not proceed for my own reasons. They wanted all my personal details and financials, but were not prepared to give me theirs. I have to say I argued the point with her and our emails were tactically explicit in what we both expected and were not going to budge. Two stubborn women?

    Enough said there. I still believe she is a slick PR machine.

    Now I have to consider, do i wear some heavy dark rimmed glasses, hair in a bun? carry a case and wear a suit? OH NO! that just wont happen!

    I’m going dressed as a hippee…no shoes, no bag, no pens, scratch the head a lot, blow the nose, cough, clear the place out pretty quick eh? good tactics?

    It is tempting to get into it, but start off with the one, then let anything else flow. First isnt always the hardest either

    we bought a house, lived in it then rented it while we moved. QLD I think we paid 35K..brain dead right now. Year er…1981, rented for I think $65 per week. Sold it for I think 67k or somewhere near that.

    That same house is now 185-200k, doesnt look any different. rental about 200

    I bought two properties air con, they loved it and i charged an extra $10 a week each.

    I considered one for the other prop, but I have a few issues with the tenants damaging things, so they aint getting one!

    What concerns me is the remote controls tend to go missing and can be hard or not easy to eplace.

    yep i found out they undervalue.
    depends on area, depends on valuer.

    My bank sent me the valuations.
    Others wont give them

    A solicitor, not convey’r is charging me $455 to sell a property, straight sale, no problems. QLD.

    In NSW I paid 600 for a convey’r
    shop around.

    Agreed….been there, lost everything, so did my family through the war, house was bombed, but like they did, like I did, you pick up the pieces and start again.

    You do what you need to do to survive
    You learn to manage
    you learn to keep going
    you learn to appreciate some of the simple things
    you are usually more ‘hungry’ (after the emotional feelings subside)
    sometimes you become more motivated
    sometimes, some give in.

    I remember they wanted to bring in GST, and I recall all those lovely people at the ATO being trained for the call centres….many left. Trouble is the lego on GST was so complicated even the staff had problems working it out.

    As for stamp duty, its a rip off, but what can you do? But I am tired of the double dips…

    I can tell you where I rent out In QLD, the rents from one year ago were 185 on ave for a home 3-4 bdrm, now fetching 210 min, more like 230

    according to my real estate agent. lease is up for renewal.

    Been to a few seminars, with Paul Clithero and Margaret Lomas before, general stuff most times, but looking at the topics, they dont look too bad…I guess I will go and listen then decide…
    I can always walk away if I get bored…
