    the lowest but safer investments are bonds and deposits
    the next group goes up according to risk factor, so you can figure where shares and international shares sit….up top, higher returns, greater risks.

    I like money to work for me if I have it! bank accounts dont so much at all, unless you might be talking offsets…but I dont use that either.

    1) mug the local shop owner for their week takings- for your deposit
    2) run a profitable gang and use the takings for your deposit
    3)get your money from your ‘cultural group’ NO bank policy. eg Italians I know use their own families money, mama and pappa help em out, some asian countries get massive dollars at weddings!
    4)dont pay the taxman!

    I remember when a million was mega bucks, ow we are so blase, (I cant do the little graves and accents)
    now I’m looking to 10 million, by the time I reach that…..a home will be 3 million a piece

    I take it you have cash shortage
    personally I would have had a tenant lined up and in, at least giving income….you can sell with tenants anyway, 6 month leases arent bad…unless you cant rent it out???

    you would need to look at some of the following and Im no guru!

    interest rate at time that has been fixed
    if you changed and went elsewhere and it costs you 2500 to do so, if you negotiated a better rate, and I know some 3 year rates are less than 5 year ones, would that help? would you save? could you manage in short term?

    my accountant told me not to sell, but to hold. I dont always take his advice, but if there is a chance you can scrape thru, then hold to get something back….2500 is a lot to lose when you havent got it (assuming) to lose. But, cutting your losses can sometimes be a good thing…..

    is it in joint names?
    is it pssible to sell to someone else in the family?
    so many variables…..
    I would say go to a few banks, ask them to give you some ideas, see if you cant negoiate…eg longer terms? changing loan over to something ….

    hmmm yeah me too, discount tickets, but me thinks that should be the normal price,they are just making us feel good by saying ot cost more, but here ya go!….

    agents are also tax deduction
    remove self from the equation, better to let others handle it, it can get nasty

    having said that I do both.
    But I have a tenant thats abit on the not easy side too, so the PM can deal with them. The pm doesnt like the tenant either, cant wait to see them go! now thats saying something.

    I like insurance.
    Yes tenants can sue, thats why you have insurance.
    They cover for tenant vacant periods.

    think we were all waiting….and yack is doing his best to get the info out too.

    Harbinger, its hard to give advice when the details are scanty, I dont need ot know your business….but people are very good here with what they know and will no doubt try and steer you in the right direction, even if it is into their back yard….after all we are all after a good buy me thinks!

    I bought a property using a friend no not a solicitor…you just need to know what you are doing, conveyancers are cheaper, but the legalities are better thru solicitors

    there are a lot of pretty smart property people here, some have been doing it for years, you might find posts that dont give you an answer, sometimes its like having having a laugh and a bit of fun, but people have already been telling you things in those messages that maybe you really havent been seeing?

    we understand no one would take a post to heart…but you havent given any details either.

    Why post here (except to ask for advice) when you could do that with a real estatie anyway? ummm am I missing something?

    You bought a property, you learnt a lesson from something, you need to sell….my advice would have been to either talk to your bank, your solicitor (who knows it might be something we arent thinking here) and check out the real estate agents, or sell it yourself and save some dollars….

    there are some online sites for that, give you advice.

    A quick sale, usually means a drop in price or loss in profit, or loss generally….only you can decide.

    I find the books ooookkkkk, i think I can read hers easier as my IQ isnt at the Rich dad level…lol

    Seriously, three books, good way to make money, but it helps having a hubby doing the IT/Calcs in the background eg programming
