    Thanks for that Bruce- I was wondering if he elaborated anymore on a concept he mentioned briefly I think it was along the lines of – buy at 12% return and sell at 10% return

    Thanks for the reply- the problem with purchasing it outright is it ties up money- I thought it would be better to use the rent to pay it off as that would save on bringing the money back to AUstralia etc

    When i had to sell my father’s property when he died i found an agent who was prepared to take the cost of advertising out of the settlement money rather than the other 6 agents wanted it up front.

    another time when an agent had quoted a very high selling price and the best offer in was way below what he said i negotiated with him to drop his commission by a few thousand

    i am in NSW but i am not limiting my search for investment to this state or even Australia so am open to all ideas. What is happening in the Melbourne market. In sydney many prices have fallen eg up to $100k for a $700k house
