Looks like a great deal but again it was purchased before the end of the boom. I am still looking. I will find one somewhere that suits me. Cheers.

Thankyou for your kind words. You don’t realise how painful those decisions are until you are asked to make them.

You can still buy Skylines but they are privately imported from Japan. There are plenty around but it is hard to find one that has not been thrashed by some p plater who thinks he is Mark Skaife.

LifeX, I thought it funny that you said you had crashed alot of cars but then were concerned about shopping trolley dents caused by jerks in the car park. I would be more concerned about driving near you.

I have an 2005 Territory and an old Chevy. Would love to have a cv8 but.

Have you bought positively geared property recently quigles?

Thanks for your reply. I have decided to sit out of the market for a while and see what happens. I have one property that is going well. I will save my cash for the bargains that are sure to come in the fututre.

Feeling a little negative at the moment.

Thankyou for your replies. But again there is lots of talk about were the good deals are but still no one I have spoken to on this site has actually bought one themsleves. I have now decided to stick with the property I have for a while and waite and see what happens before I go further. I really don’t want to stop at one property. I want more. Thanks again and would still ove to chat with someone who has bought positive cashflow recently.

I would be inspired if someone could tell me about one property they have bought in the last 6 months that was cashflow positive!

People on this site say they are out there is you look for them but I am begining to think thats all bullocks. No one on any of thee forums has said I bought this house recently and it is postively geared. They don’t exist unless you spend dollars on a reno of you sub divide. The problem here is that you still need access to a lot of cash to make these things happen if you are starting out. Most people who are starting out barely have enough for a deposit never mind money for reno’s etc.

Thanks for your replies. I have spoken with the local council and while they will not give a definate yes, they were positive in their feedback. I was just hpoing to save a few bucks if they knocked it back. I guess I will stick with the professionals and see how it goes. Cheers.

Barossa Valley SA. The country’s best keep secret.
THE SECOND PROPERTY WOULD BE WORTH FAR MORE THAN IT COST YOU TO BUILD/SUB DIVIDE ETC. IT WOULD HAVE TO BE AS CLOSE TO A POSTIVELY GEARED PROPERTY AS YOU WILL FIND. SELL THE ORIGINAL HOME HOPEFULLY FOR AT LEAST WHAT YOU PAID FOR IT. PAY THE LITTLE BIT OF CAPITAL GAINS TAX IF ANY. YOU HAVE SCORED A BLOCK OF LAND FOR THE COST OF A SUB DIVISION. THIS SEEMS TO ME TO BE THE BEST WAY TO ACQUIRE POSTIVELY GEARED PROPERTY. THIS IS MY PLAN. EG I HAVE PURCHASED A HOUSE FOR 160K. IT IS ON A CORNER AND IS JUST UNDER 1000 SQUARE METRES. THE CORNER SECTION IS THE VACANT PART SO THE NEW BLOCK HAS ROAD FRONTAGE. SUB DIVISION COSTS ARE APPROX 15K GIVE OR TAKE. IN MY CASE THE BANK HAS AGREED TO GIVE THE SAME VALUATION TO THE EXISTING HOUSE MINUS THE SUB DIVIDED LAND. BONUS. MY CONTRACT PRICE TO BUILD THE SECOND HOUSE ON THE NEWLY CREATED BLOCK IS APPROX 120K. SO FOR 135K I WILL HAVE A 230K PLUS PROPERTY THAT WILL PAY ITS WAY. SEEMS TO EASY. LET YOU KNOW HOW IT ALL PROGRESSES.
