    The white Knight range for tiles will do well.
    A lot of investors go this option, and it looks GREAT in photos
    Don't know how it stacks up close up but many swear by it.

    Agree with most posts here.
    Best value for money is new paint. Keeping colours nuetral, andhere is a tip for you DIY'ers. When you paint the walls a light nuetral colour, do the ceilings i the same tint at half strength. this will help when you have trouble cutting in the cornice.

    Second best value is Lighting. Get rid of those flouros and battens. Go for cheap downlights and funky spots in kitchens.
    Up lights in bedrooms (Especially those with fans) and in hallways can look great too.
    Good lighting can have a huge impact

    Floor's are the 3rd option for our customers.

    Then you have features-
    Carport etc if it has none.
    Deck or entertaining area- Very important in QLD, not so much in Tassie or Vic
    Heating in VIC- but a wholehouse fan or AIR in QLD.

    We tend to Reno our bathrooms and kitchens, but only because we can do these for little expenditure and create a MASSIVE impression. ie full kitchen and bathroom reno under $6000, inc fixtures and fittings.

    Other things we have done to help increase sale value or reduce time on market-

    Fitting out garages as family room or Media room or even games room complete with a bar
    These can be done extremely cheaply too

    I don't quite understand.
    Keiko has mentioned that it is possible, he is currently doing it.
    Most of the rest are naysayers???
    Well James i am with Keiko here. It can be done and there are peole doing it now.
    However, it is hard bloody work, and you really need to be abe to do a fair chunk of the reno yourself. If you are relying on too many external trades, this is were your issues can arrise. Correct project managment is absolutely essential.
    And expect big hours too. A standard work day for us is min 10hrs. However, we reguarly run to 16-18 hrs to make deadlines etc
    Not for th faint hearted but it can be done.

    hello Kals,
    I'm sorry i can't answer the first question, however i believe you will learn a lot more for free by regularly chatting on these forums.
    As for question 2- ideally you should be looking at a ROI of $2 -$3 for every $1 spent.
    Different areas will require different things done to the property, as there willbe different class of ppl looking for particular items.

    We tend to do a lot of high end fitouts and renovations but we do have extensive experience in property presentation as well.

    If you are just begining, i would suggest going to as many open houses as you can and speak to the RE as to what they believe will help add value. This is just a start.

    Hey Bespoke,
    i'm with you i would like to know too.

    A few extra questions.
    If you do renovate what seems to be the best bang for buck-
    Kitchens and bathrooms? etc

    I recently built a bar for a client and they sold their home just 3 weeks ago.
    I was informed that they recieved 10k more for their property than what they expected and the RE explained that the bar was a real selling point for the property.

    What other mods help the sale of a property?

    The gear you get from Ikea is very well designed.
    However it all still comes from China, and you do get what you pay for.
     guess it's horses for courses, a bit like comparing a Mercedes and a Lada. They are both motor vehicles, and do the same thing, but one will outlast the other and looks way better!
     Now that said- I hear of people spending dollars on Plasmas, DVD for the car, etc etc, yet when it comes to spending a litle on improving their property, the pockets get very short!

    Coming back to Ikea, i have installed around 40 odd kitchens and bathrooms for people who have purchased Ikea units.
    At the end of the day they looked OK (Not great) cost around the same as a local cabinet maker would charge (As Ikea are all modular and need modifications in most cases).

    I personally would never ut one in my own home, but then i have the luxury of being in the game

    As always, we see 2 negative feedback responses from 2 different people who have not REALLY shed any ACTUAL evidence to support the claim to avoid Wealth Acceleration Group.
    I am a builder and have also been to their seminars.  I found them to be very informative and due to my situation at the time (Expanding business) they advised me to hold off for the moment.
    I have since informed a few of my collegues about the company, 2 of which a are doing very well with them.
    I have no evidence of my own to support pro biased attitude towards the compnay other than the fact that these 2 guys have a continued relationship with Wealth Acceleration Group and are looking to invest further through this company.
    Salil, as Angela has mentioned above, they are more than happy to answer any question.

    Food for thought- The sign of a good investment company, or any company for that matter-
    Ask them how many of their OWN employees have invested through the company!
    I did ask and based on their answer, i know i will be going back to them.
