We have become mentors to people who have enquired with us at steves seminars last year.
So beside our own surfing deals, our businesses our 3 children under 5 yrs old and the people we are mentoring,being involved with the MAP our time is scheduled very carefully.

We have only just found out about this discussion so we thought we would reply since we are the ones being discussed.
The administration fee was not suggested by Steve as maybe some have assumed.
Of all the 55 or so people that replied to us, only 3 people paid the $25 admin fee.
So of the $75.00, this has being sent to the organisation “Saving the China Bear” which we have been supporters of for over 5 years now.
It costs about $13k per bear to be released. There are about 2000 being held in cages, so there is much to be done.
As for all the assumptions of how much money we could of made from the administration fee, this was always for the China Bear.
Yes the deals have all now being purchased.

We do not do birddogging as a business, it is far too timeconsuming. We believed that this would be a good way to build a database of serious investors(who have current funds to invest). So if and when we have further deals we possibly do not act upon, we can pass these on for a fee to these people.

A group of like minded people is imperitive to the success of any given pursuit and a mentor can empower one to fast track the same success.
Both of my mentors have mentors of their own whom have mentors of their own and so on.

Your post is what I shall be posting in 5 years time. We have just realised last night that the DREAM is magnificent (financial freedom) though we will not lose ourselves along the way. We realsied that we still must take time out for ourselves and our 3 gorgeous kids. We have been going full steam ahead for 8 mths now and it has been taking its toll.
The A-HA moment last night was incredible.

On a recent trip to inspect properties we had SOURCED on the net,one that we were interestd in became ‘under contract’ from another investor ‘sight unseen’ and was an absolute ‘lemon’ compared to a dozen other properties in similar price we viewed that day.We went on to purchase 4 of the ones we saw and wouldn’thave touched the lemon with a ten foot pole.
It reinforced thaT WE WILL ALMOST CERTAINLY NEVER puchase property ‘sight unseen’.

after all the reading you’ve done surely you can see that you’ve been in the presence of like minded people? As i’ve mentioned in replies to similar posts “educate,learn,educate’ do your figures, figures ,figures and as a wise man once said to me ” jump off the cliff!”

I’ve studied property investing for the past 4 years and it was only after attending the recent ‘MASTERS SEMINAR’that I had the absolute burning desire to take ACTION!!!!!

Getting a loan for a trust is easy. What went wrong? Most banks will do them, some low doc lenders won’t (eg ING and Suncorp), but if you have individual trustees, you loans could be in the individual names instead of the trust. You must have a corporate trustee.
Most importantly, I hope all of these applications don’t go on your CRAA! Did you actually submit loans applications?
Hey Terry, as I said we tried 12 lenders and finally went with Heritage, our trust is in individual name, it is a Discretionary Trust, this worked best for our current situation, properties in name of trust as is finance and one of us as guarantor.
No we did not submit applications, we asked they all look at our documents and if they preapproved with all that information then we would sign document to check CRAA. So only Heritage is on our CRAA. It has been a very interesting 2 wks. As said, I never give up. CAN’T is not in our vocabulary. Can’t means something is impossible and nothing is impossible. Our 3 yr old recites this daily. Thanks Dynamic Duo

thank you for your replies.I don’t think I was clear that we had not yet exchanged but are trying.The vendor agreed to all the conditions at the time of our written offer and now that we are trying to exchange has reneged on all.
3 weeks has lapsed since initial offer due to slow turn arounds with snail mail and the servant in charge is apparently on a power trip.
We went with our instincts and flagged the deal choosing to spend our valuable time on other opportunities,with the lesson that we will encourage vendors of future deals to sign an acceptance of offer & we will be seeking further legal advice on this matter.
Hi Wild nothing,Only $190K lend you say?Why not further your search for both lenders and property.$190k would secure you a whole lot of cashflow +ve property where I’ve recently purchased.Good luck

What are the deals? Have you already exchanged?
I am sure there might be some people interested in your deals. You might be able to transfer the contracts to someone else that would be interested in them.
A lot of people don’t have the time to look. You already have one or two that would be good for them.
Let us know how the figures stack up.
The 1st deal was the sweetest as it was one we sourced from the spotter’s fee,we negotiated the purchase $ for hrs($140K asking,$120K agreed)and it was the only LOCAL deal that even remotely looked like being +ve cashflow(rentt$155p/w)after days of research in the local ‘bull’ market.That was our’ICE BREAKER’deal.Determined to better it we focused our attention further south to Kempsey where a new gaolwill be soon opening and had been under value for sometime.That’s where we found a pearler that accepted our offer of $105K and would rent immediately(due to a strong database of renters in wait)for $140p/w.
By this stage we are feeling pretty pleased with ourselves so we decided to look inland further aand pulled the lid clean off a can of baked deals at bargain prices.So we’ve been going silly with offers(nothing over$75K)on properties that have a qeue of faamilies lining up to rent for $145 to $155 a week!10% growth in the last 3 months and a regional centre.So far we have 6 of the offers accapted and are heading out there for the weekend to do business.
Nothing has been signed with the 1st two deals,though after all the groundwork we did 1 on1 with the vendor(and still satasfying things with a handshake here in the bush)it feels awkward to flag the deal to pursue better ones even though there is a number of exits.Feedback welcome.
Well done Red Card, my business partner and I attended the Masters also and we have spent hours on-line looking looking looking!!!! Are on the verge of submitting offers on two properties, one in Qld one in NSW. Pretty exciting for newbies like us,I just need to learn how to put my mind to sleep at night and have a good night’s sleep. Anyone else who did the course having this problem?
Rest assured you are not alone.Only the last couple of nights have been free of ‘mind race’since the Masters seminar.I put that down to beginning to feel comfortable OUT of my comfort zone .Until then my mind was a treadmill and I would still be gibbering to my wife about possibilitiesuntil well after midnight-totally out of character for us.It’s just so exciting!

Hi Brett. Curious to know about the vendor turning long-term tenant. Was this part of the vendor’s condition, or was it just mentioned in passing?
Also, did you have the lease signed at settlement, or are you about to do this?
Any special considertation for a vendor-become-tenant deal? Kaye and I are interested in this type of deal.
Micheal&Kaye this was actually a deal we sourced from family encouraged by the spotters fee-so we were already aware of the vendor’s situation.Loves her home that she has completely renovated but due to financial difficulty wants to be elligable for rent assistance.The lease will be signed at settlement with the condition that we don’t increase rent for 12 months.Lease option didn’t suit as she plans to split when her daughter finnishes primary. Little mermmaid,Nambucca has seen 46% growth since december last year with aprox. 7 families a week moving to the valley,so I’d imagine Coffs to be pretty similar.With 49% of Coffs Harbour’s pop.earning under $27K and paying rent(demographics from shire) opportunities may very well present themselves,as there are still plenty of listings compared to surrounding areas although the median price has increased substantially.Terrific time of year to check it out anyway. [] I remember picking up two kittens from the side of the road with Moogie, and they were covered in fleas so bad, we couldn’t tell we were cats (except for the meow) until we washed them. Thank the stars, my sons have short hair and haven’t picked up lice yet… UUGHHHH!
