    Hi Patch,

    Do a search on this site for book list/ book suggestions, you should get heaps.

    Maybe start by writing down some goals, sounds a bit flakey but really helps clarify where you want to go, how fast you want to gt there, then you can start thinking about how to get there.

    Maybe start going to open houses in areas you think you might like to look in. (hands in pockets no buying property yet!) Talk to agents about who lives in the area (demographics), prices of properties that have selling (realism) and what is currently on the market (gives you information about where that area is in the property cycle).

    Read heaps on here and just start asking questions. Most people on here got started, many without a clue, and just kept trying to find out info.

    How amusing, Freckle, that is exactly the image I had in my head of you, but with a financial review in one hand and your fist shaking at those 'devils in the Eastern States'.

    Thanks for posting your investing strategy, so no property? Mainly silver mines? What field is the business in that you make great cash flow from? You can still be vague, the C$I%A guy reading through all these posts in 'Merica won't be able to put a picture together.

    Have to say Freckles comments are half and half to me, half the time I agree, the other half I think… "why/what?" It's good to have people challenge your thinking, even if afterwards you still think, nup I'm right.

    I can see why some people would get annoyed, Freckle, you don't mince words.

    Freckle, I think you've been called out… what do you invest in? I know previously you have said a silver company. Is this directly or indirectly? Do you own any  physical real estate (not that this matters as such, investment knowledge is still the thing that counts)? I think on an earlier thread you said you also invested in business or companies? Is this through the share market or directly as a partner etc?

    Feel free to let us know your investing history, I think most people here have been quite open with what they have done over the years.

    This is the pre-Christmas jump start for retail. Let's see what the banks do, if they don't drop it far enough the I think the RBA will drop it again in Nov.

    Hi Brodie,

    Firstly I'd say, if you are going to invest in property, don't do it when you are on holiday. The rose coloured glasses are on, the time frame is too short to really come to grips with the area, the systems etc. You'll want to be on holiday!

    Also a price drop, doesn't always mean there are 'bargains'.

    I almost hate to say this, but I did see a show (yeah I know tv not always best area for information) where British were buying up new builds in Spain and not being able to inhabit them as plans were not legally approved, buildings had not been built to code and bribery was rife.

    Just a few things to take into consideration, check your reasons for why you want to buy in that particular area, and remember it's all about the numbers.

    Pro Investor,

    I think JacM nailed it with what you should do. You really need to take action at this point as it's your property and your money.

    In the mean time, I'd put in nice cheap roller blinds, they dont need washing and will last 20 years!

    How amusing! My other half really wants to move to Northern Beaches…. I think Melbourne winter has worn him down! Probably not as bad as Canberra! It snows there right!?! ;)

    Target last year had some good small sized hampers.

    I've bought those flower arrangements that come in boxes before too.

    I'm actually quite interested in this area too.

    Went to Manly for a holiday (no never invest on holidays) but there did seem to be quite a bit of new activity (signs for planning permits, construction etc).

    I think this is an interesting area to keep an eye on for long term growth or maybe a house/unit reno.

    QM, when you say "rough edge", can you please elaborate, as one persons rough is another persons idea of a quiet day!! ;)

    Hi ccpat,

    I'd say it depends on the market. Can you get away with just painting it? Will the market pay more than $13000 for cladding over painted fibro.

    I painted a fibro and honestly it wasn't too bad. I think the trick is picking a nice colour. I got my dad to pressure wash the entire outside, then I painted the fibro.

    I'd put a picture up – but it's pretty much beyond me!
