    Hi,

    I just thought I'd put in my 2 cents.

    I don't know how much demand there will be also as the quest (previous post) seems to be newer and in a better location. Mountain HWY is before the major shopping centre in Wantirna South, Cnr Burwood HWY and Stud Rd. Ask a lot of of questions on this one especially why they are selling. I would also ask about vacancy rates and ask to see any information they have on current bookings. Sometimes overnight accommodation can be booked on better views, away from rd etc not neccessarily in a rotation.  There will probably be a limited amount of control you will have over this IP so if you are cool with all of this look into it further. But hey I like big Blocks.

    Hi,

    I would always bargain! I always do, on pretty much everything. If you don't ask, you don't get! And what is the worst thing they can say? No. So no harm done. Don't go crazy with silly prices and you might get a better deal.

    Thanks, At least I know I can keep pushing to see what I can get. Is it definitely commercial finance for a four unit dev? I'd really love to do a 4 unit site but I don't know if the pain (finance) will be worth it!

    Hi,

    If you don't mind me asking

    Who are the 95% loans through, one of the Big four? We trying to get our next project going without tying up all our cash in a 10% deposit….. trying to get a residential loan on a 3 unit development is hard work!

    Hi,

    We used Gravity (based in Blackburn). They were quick and demo'd a mud brick 2 storey for around $10k. A lot of other companies came in around 12 and 14k. You should be pretty right for $6k I would think. Do you mind telling me who you are using as your builder? I'm trying to work out whether we need to shop around more.
