    Actually I used to be a lot bigger on the Feng Shui deal than I am at the moment……. maybe that's why all my money has vanished!!!

    Big no no's triangle shaped block, mountain right in front of house rather than behind, roads that lead directly into the front entrance way, a few other things like that.

    Maybe your agent has not great photos up, maybe the blurb is not as good as it could be, maybe, maybe, maybe….

    If they keep falling JacM and I will be forced to become cash money heroes and buy up all that terrible, terrible property in Camberwell, Kew, Mount Lawley, Manly, all those places where house prices will crash………. ;)

    Also since JacM and I also have our tent strategy set up, we will redevelop our properties into tent towns and charge rent.

    Bubble – we got dat covered.

    I can joke about it, I wouldn't be joking if were likely to happen.

    to quote Freckle – what a load of rubbish! (take it as the lol it is)

    So the median (middle) house price went down by 5k. not really a big drop in the scheme of things. The mortgage repayments on something around median is probably $2500 per month maybe. So this equates to 2 months worth of repayments. Not really worth the dramatic headline.

    There is no bubble.

    And really it depends where in Melbourne you are buying, it's like if you said Los Angeles house prices have dropped, or Tokyo house prices have dropped… you'd then ask where in Tokyo, where in LA.

    There are some good buying bits of Melb, you can still buy under $500k in heaps of areas, then you have the pricier bits, over the 1.5mil mark.

    Hi Dan and all,

    The guys are all spot on.

    I'd add in that you are probably not obligated to sign on a new lease, you will have the option of going month to month. The same lease conditions remain, you'll still need to give the correct amount of notice when you vacate (check with the property manager you you give notice) you may find that this adds around another month on at the back end.

    If you are looking within 10kms of the city, really you can pick from anything. I've got a little villa in East Vic Park that has never been empty, or you can have a look at Belmont (used to be such a bad area then got redeveloped) if you do a lot of fly in fly out.

    Think about your lifestyle and where you want to live, you've got plenty of choice.

    Haha, hey, I was there too, we all were….. now we all have Firefox….

    I sold computers and mobile phones from 1999, for many years (trying not to age myself here, feeling old!) and seriously, the tech that has come and gone…. scary.

    Landlord is responsible for general maintenance. Also you may like your happy, paying tenants to stay happy, paying tenants.

    Hi Alfresco,

    Just pay to get it done. Most managers can set up a yearly clean, add it to the maintenance etc.

    We get ours done every year, we have no dramas, it doesn't cost much, and no body gets sued.

    It also protects you from having to pay out on a tenants property when a gutter blocks and water floods in through the lounge room window all over their flatscreen tv. (I got my tv fixed under warranty luckily)

    I'm surprised they can even sell this with no parking, or have the strata done.

    What suburb is this?

    Have you been inside it and looked at where you would put a bed, 50 is really a 1 bedder size. Please don't buy this!
