There is no shortage yet. Give it a couple of years of tight lending, low construction approvals (not in my backyard councils) and just a general lack of forward planning from the govt and there will be.
Inner ring suburbs in Melbourne, everything is under offer. Most suburbs are selling the majority of properties via auction and many suburbs you can watch the asking price go up by the week. There is plenty of demand. Seems to be a lot of people scratching their heads………………………."duh, dunno where all these buyers are coming from" Well DUH! People see buying a house as a safe bet, they need to live somewhere, most people's shares and super are in the toilet etc, etc, etc.

Stop trying to buy where you live salmon. I bought a property for 128k 2 hrs from where I live. Sure its a dump, sure my tenants are well, male. Sure grubby all round but hey it will just pay itself off, and if in a couple years I see any capital growth I will sell that dump faster than you can say Fibro shack.
But someone wants to live there. Better yet that someone pays me $180 a week to live there. And they may eventually want to buy the property and then we will have a nice arrangement.
This contrasts with the article in todays AFR in which large developers have said that the 2nd tier developers are leaving the market as they are unable to get finance. These are the ones who develop residential blocks into mini apts or 6 townhouses etc. The banks are asking for larger numbers of presales and are not willing to put money into a project until construction has begun. You cannot start construction until your finance is in place!
There was also some more chatter amongst REA about most apt blocks in inner city suburbs having to go before VCAT before approval was able to take place as council is reluctant to make a decsion.
Australia is coming into the mother of all housing shortages. Buy land. If you can find land near rail, buy it. KRUDD is going nowhere with this. Melbourne councils are going nowhere with this. The shortage will come, along with camping out, record crowds and apts the norm.
If you are looking at investing in property make sure you get a backyard.
Sounds a lot like my house…….that I would eventually like to own. Guess I'll just have to work like blazes to get it. Nobody ever values anything they get for free.

I'll bite. Personally I've signed up for RESULTS (I'll let you know how it goes). And before you slam me for being weak minded and needing someone else to do my homework, that is NOT the case. I signed up to meet like minded people as it seems to be very hard to find people who think investing and risk are good things.
You must have gone to a ripper high school and I would love the name so I can send my kids there since you have picked up so much investing knowledge. You must also know everything and be a very wealthy person, not having to spend anymore money on education or being able to gain anymore investing education. I love the internet, I love free, but sometimes you need to spend a buck or two on gaining more knowledge. Also most people do not value anything they get for free.
A person would still need to take the due diligence steps you have outlined above as well as educating themselves.
Asking for a mentor, especially on a property investing forum is not a crime and there are plenty of people who would help out and be happy to meet and blather on about about property investing. There have been many meetings that have sprung from this forum especially in Melbourne.

Great point kwanzee! Supposedly you can provide a birth certificate (no photo….) So it would be great if there could be clarification on what is happening with the privacy issue that will come as a result. I'm sure that there will be some form of control, it'd be nice to know in advance though.

Good plan! Have you worked out what the TH's will sell for? Work backwards from there. You'll need to then factor in land cost, construction cost and other cost such as holding, planning costs, landscaping (the list goes on)
Here are some good sites to help with looking at this more.
The other thing which the finance guys will help you with is that when you do 4 units you step into commercial lending so you need to see if the higher cost of finance is worth, more difficulty getting lending etc.
I would have a quick chat to an achitect to see if maybe having something designed to suit the block would be better. Also if you are brand new at this it would be better to pay them to help you get it through council to get it right first time. Have a search on the forum for subdivision, building townhouses etc plenty of posts on it! Good luck it is well worth doing (only if there is plenty of money in it nobody develops for fun). Work on a 25% profit margin and see if the deal is anywhere near it.
Good on you for resolving it in a nice way. I guess a fixed term lease can be broken so if there is a problem then then tenant can leave and you can have you property back. One of my friends separated from her husband and had to break the lease. I think in that case you would prefer to have them vacate the property to give you certainty. Who will pay the rent, who will be living there? All these questions and potential problems are taken care of because they take their problems elsewhere.
I think that while it is not good for the landlord sometimes it is going to happen as these are people and we all know they have minds of their own.
I had to sit through hours of this when I was a kid (the system my parents tortured us with is called MEGA MEMORY). So for me I was traumatized by the filing and linking system. It is similar to that system, probably stacks more in Ron Whites, we are talking about 15 years ago!
