I think the damage has been done. Everyone in this country is extremely nervous about the economy and we are starting to get the brunt of it in retail. It is a very nasty time to be a retailer and the lack of consumer spending will soon see us into yet another Labor recession. J-LARD has put the usual political spin on the tax malarky by renaming an unpopular tax with a pretty new word or two. A rose by any other name….. or in this case a tax is still a tax. But this is exactly how KRUDD and J-LARD worked the unpopular work choices in their favour.
I would hope that the silent majority would see through the fact that this is the same spin different bucket but you never know when it comes to an election. Personally I thought the maiden speech reeked, work harder for the Commandant and you will be rewarded like the ants you are! We salute you J-LARD and your coup, may your reign of economic terror be of short duration.

I think nowadays we are all very cynical. If the property is not worth that price and you think they are dodgy, move on. If you are interested tell them you think the property is not really worth that and you are very happy that they got that offer, meanwhile if it falls through you are happy to submit an offer at (insert low price here) and to give you a ring if that happens. Don’t engage your valuable brain sells worrying about playing a game that may or may not exist.
Yeah this is why we stopped looking in quite a few areas. Height restrictions meant there was no money to be made! The council can also give you a little advice on any overlays or zoning restrictions. You may find that the block is ok, but you have a significant vegetation overlay or something. Then the only tree on the block that you need to get rid of needs to be saved. Have a nice long chat to the council. Then have a nice long chat to someone who has had experience with this sort of thing such as architect or builder.
Yeah, but I have to disagree with the new boss being any different to the old boss. The new boss was instrumental in getting many of the flop policies off the ground. It is still the same Labor just with a different spin. It is interesting to see that many people are wowed by how different she is and therefore the Labor party must be so different. Not so.
This election will be well worth watching and don’t get me wrong I think it is great there is finally a woman in charge. I just think that J-LARD isn’t really any different from KRUDD. It will be interesting to see what the mining tax solution is. J-LARD will have to call an election quick smart to capitalize on the change and to ensure the public don’t get sick of her too quickly.
Yeah there is a bit more to it than just the block size. Some councils in Victoria have areas with no minimum block size but the dwelling has to have a certain size private open space, certain parking requirements etc which will eat into the actual amount of space you have to put townhouses. If you have a street address, ring the council and ask them what you can fit there, they will tell you quick enough. For instance you may get 2 TH’s on the block but because of parking provisions one of them has to be a 2 bedroom dwelling instead of a 3 bed.
You need to investigate both options. Get your phone and start making some calls. Call Commodore Homes and find out exactly what you get. Call the architects and find out what you get. Personally I have gone with the architect and separate builder option as it is more flexible and they were comparable on price. Now you need to go and make some phone calls, there is only so much info you can get here from people who are not even in the same state
Ask all the questions you know and you might find out some more to ask that you didn’t know. Don’t worry about looking or sounding like you are silly or you don’t know what you are doing, you just need to get started.

Get as much information as you can and get started.
Get your sales price in the area. Get the cost of the block. Get a build cost. Get all costs for planning/DA. Take costs from sales price, if there is a good profit (at least a 20% margin) then run with it. If there is anything less that 15% don’t do it.
This project will eat up 18 mths to 24 mths of your life so getting started sooner rather than later is advisable. If the numbers work.
Good on you for trying to get as much info as possible. On the council website (if it is a good site) it should have a list of recent development approvals in the area, the addresses, how much they are costing and what exactly is being built. You may have to dig for this info. Then you could go for a drive and have a look. Why don’t you ring a few architects/draftsman etc and get some prices and ask if they can help you through this as well as help you crunch them numbers. You might get fobbed off by a few but you might find someone who can hand hold you through it. Good luck.
Man that is bad huh? Have you got a solicitor who can write a nice (nasty) letter to get the phone recordings? They may move a bit quicker if there is some legal threat. If you can get your hands on those you can try and get it removed. I would go with Terry’s suggestion and go to an ombudsman. ACA or TT are always looking for evil bank stories……..

Yeah you are right Wealthy. I think I would have a bit of trouble ditching a few of them as I am related to them! But I am just not taking on board any comments and when they speak about whatever annoys me I just change the subject. I think the attracting the positive and wealthy part is happening because you are here LOL. It is great just to be able to say stuff like this on the forums and get so many great responses and to know that out there in lala land there are people getting it done too!
You are dead on GOM. The amount of times you see an auction and the people are furiously wheeling and dealing after the event. Or in Melbourne where there is plenty of dealing before auction. The auction is to give a set date for the vendor and for the purchaser. Everyone knows the property is on the market and is pretty likely to be sold. Our latest deal we bought private sale. Development sites don't tend to do the best at auction funnily enough.
Auction rates are not the be all and end all of sales data, just the only figure ACA and the papers seem to know about.
Well the thing about auctions is that they are not always the best way to get a high price. I think agents have started working out that by having a private sale they can inflate the price or ask the actual price and just get it. I don't think it means that people have stopped buying, they have just stopped buying at auction…….
I was actually just looking into this the other day! It looks like it will cost around $45-$60k to move. Some of these prices included the house so Better to get some more accurate quotes. They also suggest on some of the sites that you factor in replacing the roof as this is cut up when moving. If the house is in good nick and you have a block might be worth it. Let us know how you go. I found some of the info from searching the forums, have a squiz.

I think your figures are a little bit skinny. The building cost needs to add another $20k just to be on the safe side and the surveyor/town planning part is quite skinny, probably add another $5-10k for drawings etc just to be safe. Does your reno cost include the changes made to the front house? Have you accounted for clearing the site? Get the numbers right and you will be ok. After all calculations you should aim for minimum of 20-25% profit for a development. Keep it up try the number and remember there are plenty of deals in the sea if the numbers don't work.
Thanks everyone, after drying my princess eyes, I went out and did all my homework and bought something in the lovely mountain town of Boronia (Vic) to either get planning on and sell off for a profit or build an apartment block we'll see… Everything seemed to click, we (hubby and I) all got on the same page like we used to be and everyone just seemed to be quiet . I also got rid of a very negative friend and stopped trying to get approval of my family and TOLD them what I am going to do and how I am going to do it.
So thanks, this thread can keep popping up as a reminder to me and to everyone else, that hey it's ok to have a bad hair day and have everyone tell you that you can't do it, you just need to get on and show everyone how you do it.

Good for you for getting in an finding something that was obviously a good deal. Maybe have a crack at the other apartment see if you can get it for a good price make sure the tenant is locked into a lease when you buy and see how you go. One of ours we bought with a tenant who isn't really into a fixed lease, meanwhile he is still there and still pays rent on time.As long as you are aware of the risks and you have strategies in place to mitigate these risks then you will do fine.
In Melbourne outer suburbs small apartment blocks (under 12 apts) are going in on blocks sized around 900sqm. Inner suburbs are getting them on 700-800sqm. Buy up all the land. It doesn't matter if you don't do anything on it, it just goes up. Crazy days we will be living in.
It's true that landlords can get a bit precious about properties! That is why carpet and tiles and a clean basic finish are great. Our landlords were still here packing the day we were supposed to move in. They ran around showing me all this stuff, how to use the tank (yep I'll figure it out) and all this other things I "needed" to know. The removal truck will be here tomorrow I'll figure it out…….!
Matter of fact they are coming today and tomorrow to clean out the second garage they have stored all their stuff in while they are overseas. So if you don't hear from me it's because I will be far, far away from the circus.
