    I'm going with yikes too!

    If they have cleaned up (and have small children) I am guessing that they are not the cause.

    Is it possible that something has crawled under the house and died? I know in Vic people have possums crawl into their roofs etc and I know it is gross, but you don't just get maggots.

    Do they have cats? Hot weather and fish cat food don't mix……

    There are rentals for 3 bedrooms all in and around the suburbs of Melbourne for under $300 you just have to look for them.

    If you are looking to pay a mortgage on that money per week you may have to get creative. Maybe try to find some where that has enough space and get a boarder for $100-$150 p/week.

    The houses you mentioned above being held up in planning – maybe they are building a few more dwellings…..

    Good luck with this. It is really hard when you have to scrap together money to fix cars, pay rent, get to work etc. I know, I've been there. There's a reason I lived in Frankston North years ago…..It was cheap!

    This has been a very interesting thread.

    Increasing stock is an issue in itself. I'm not sure where you live but if you have ever had to get something approved by a local council it is on the watching grass grow level of speed. Our three unit development took 18 mths to complete. 3 new dwellings, 18 mths.

    The time frame for introducing new stock into the market is very long. In one way there are good reasons for this. Adhering to building codes and consultation with neighbors, ensuring that buildings fit within schemes etc so that neighborhoods are not overcrowded, overshadowed and not full of buildings ready to fall down.

    I am hugely passionate about trying to supply low cost housing. Yeah I need to make money off it so I can buy food for me and my kids and have the power on so I can cook dinner etc. You know greedy things like that ;) That's why I'll keep trying to build houses/units/apartments/shop top apartments anything that is practical and habitable.

    There are plenty of countries where corruption and deceit get dwellings built that are a hazard to the occupants to I would consider us lucky in that respect.

    But the time line is huge.

    Developers are competing, trying to get land that people want to live on. Supply and demand. Price goes up.

    And once again it comes down to transport and jobs. The Victorian Govt is sitting on $450mil worth of land set aside for future release. There is nothing there. Paddocks. No water or power or gas. Wanna live there? What developer is going to develop it tomorrow to provide more housing when they would not get any sales and go broke trying to build it.

    The private rental market does need some work. Private landlords often don't know how their tenant is going if they live interstate and rely on the agent. This makes it hard for the tenant to voice concerns.

    As far as your landlord getting an agent, they may have been really old or had some medical condition. You may have been paying under market rent and they may not have been meeting any of their costs. It is pretty hard to get a straight answer to anyones satisfaction in these cases.

    I think it is great that you have posted this and  many other threads. Become active, listen and learn. Not everything is cut and dried. This is why we elect officials and have debate and lobbying and the right to send letters to politicians and the like. We live in a very lucky (often pretty hard work to get that luck) country and Wynyard you have as good a chance as anyone here to make a go of your life and buying a house.

    I would consider the people around you. Are you talking about property/money with people who are frightened of it or have none, you get a very different response from different people. Stick around and keep trying to make your hopes and dreams come true. You are the only one who can get it done.

    Hi everyone, Great thread!

    We have just gone from a giant filing cabinet to black folders and it is so much better.

    We have 2 entities, development invoices etc for 2 different sites, information for 6 properties etc. So there is a lot of paper.

    We have ours sorted into separate properties with the exception of banking, tax etc which are filed into the separate entities.

    I think the filing system always needs tweaking. If you have it one way and it drives you nuts, time to change.

    I have to restructure the computer filing system next as that isn't working at it's best.

    Good luck with it, we have culled a couple of properties now so I'm looking forward to only doing the filing for 3 :)

    Hi Arabian,

    I have to say I do like a bet on the market. Property is a much stronger pull for me, but I still like to try an make money any way I can. I usually go in for short term trades in and out in under a week and then use the profit to reinvest. I just don't like the little red numbers that mean you lose money ;)

    Yeah got a site, this is the one I've been banging on about for the last 6 mths. It'll be on the market by the end of the month so I'll put a link up so people can have a squiz. It's in with council now, just gotta get some presales and a DA then we can get it built.

    Always looking for new sites :)

    I thought we were going to have to head up to NSW for work but it hasn't happened yet, so still looking in Melbourne :)

    I particularly liked the link I picked up off another thread, which is all about how Carly Crutchfield is a Scientologist and is raising money to fund activities.

    Hey, anyone can have their religion, it is just interesting to get more perspective on her investment information and who she is as a person and as the head of a corporation.

    Hi Marq001,

    I'd start by dropping a couple bucks on her books. Better to see what she says in print first, sort of try before you buy. ML is also a host of Your money your call on Foxtel and talks about property and property investing.

    I would investigate all options of 'groups' you can join before putting your money in. There are plenty out there. Metropole, Destiny, Results, Carly Crutchfield.

    Just be sure that the course or buyers agent as some of these groups are suits you and your investing.

    That is not a direct quote from the Demographia study, just journalism.

    I have read through the other post you have put on other threads and honestly it seems like u are just waiting in hope for some one to hand to a nice house in a thriving area. Aint gonna happen.

    You need to get up, stop worrying about what "the market" is doing and make an active choice to change your own life.

    I'd like to meet any investor from this site who just got handed multiple properties (or even one) I think they would be thin on the ground.

    As for your comments about Egypt, that really shows me how immature you must be. People rebel as there is genuine problems such as no food, high crime and corrupt officials, and limited choice.

    I see no parallels between Australia, being the land of choice and opportunity and Egypt where at the moment there is none.

    Get up and get going. This is as much of a hand out as you are going to get. YOU are the only person who can change your life. I can't come over to you and hold your hand and buy you a house. You need to go out there and take what opportunity there is in your life.

    I really hope in 6 mths time you are not still on here complaining because that will really tell me and everyone else that you are not interested in changing your life.

    This article is full of 'whatever' numbers.

    "Demographia listed Melbourne as the world's 321st most affordable city, more reasonably priced than only Sydney, which came in at 325th, and a handful of other locations."

    Umm sure, so how many cities are in the world? According to GOOGLE there are 2469501 cities in the world. So being 321st isn't really that bad.

    "Brisbane's affordability trailed London’s so-called  exurbs, which stretch into neighbouring counties in east and southeast England. Queensland’s capital ranked 303 in terms of affordability, with a ratio of 6.6 per cent while the English markets were 297, with a ratio of 6.5 times."

    Brisbane trailed Londons outer suburbs is what I get from the paragraph above. Nowhere in the above or the Demographia quotes says that LONDON IS CHEAPER THAN GEELONG.

    Sorry to say but "English markets" is not LONDON.

    Please don't bother trying to tell us all how unaffordable everything is. The question you should be asking my friend is "what do fear mongerers have to gain" People who spruik the market "what do they have to gain?", people who spook the market, "what do they have to gain?".

    Simple.

    People will afford what they can when they can. When they can no longer pay what vendors expect then the price will dip.DIP not crash. There will not be a fall of $200k on a $400k house just because people don't "want to" pay that price.

    Hi minichick,

    I'd have a good think about either using a different picture at the start or getting another one taken of the front of the house. The first thing I thought was 'that's a 5 bdrm house?' Due to the smaller entry way/front of house think about having just a photo side on or use one of the other photos as the first photo the buyers see.

    The rug idea is a good one as is plenty of fresh flowers especially in the kitchen and on the kitchen table.

    There is a lot of cream going on and you just want to get a little bit of colour in there to draw peoples eyes.

    For opens pack all the bathroom stuff away in the cupboard and put a brand new bath mat on the bath or floor. Make sure the house is a clean as it can get, even if it means getting down on ur hands and knees and scrubbing skirting and whatever. Clean all the light fittings and dust everywhere, especially as you have tiles.

    Hi mentobe,

    How many properties have you bought and sold in this area? What sort of new development is taking place in this area? Have you sold property previously as an REA? Have you mentored people previously? Have you run similar programs in other areas and what was your success?

    Oh, just a couple of small questions, are you selling any property? Do you provide your own solicitor? What sort of kickbacks or commission are you receiving from agents or developers?

    Anyone can hire a bus and point out the window at property and talk about how much money they made and charge for it, it is generally called 'a scam'.

    Generally people who want to share ideas etc do so for free. Or worst case for the cost of the bus.

    Please spoonicus! I would appreciate it, even if I just give him a ring next time to check. The last guy, oh man I thought he was going to shed a few tears. Cmon just do your job! In the end we had to split the job up, he did half and the builder got his fence guy to do half, still had to pay both. Ahh well.

    I'm thinking about trying to make it part of all the building contracts from now on that they have to pay and redo all boundary fencing, see how our builder likes that hehe. I'm sure they could still get it a bit cheaper and less hassle than us doing it.

    Who says that Chloe is an apprentice, or a hairdresser. Gen Y women expect a lot more. Better house, better clothes better other half, so why no a better job. Who says Chloe has agreed to move in with Matt before she has secured full time employment?

    Just saying….

    I am in the process of watching a Chloe and Matt at the moment and the questions are not 'woe, how will I afford it?' the questions are 'how can we afford it?' There seems to be a think outside the square attitude. I don't know if all gen y will come to this question and be able to think outside the indentured slave box.

    Seems like gen y may throw a spanner in the works by staying at home and trying to pay off a big hit of the mortgage. Then they can buy where they want to.

    The new dinks – lahdinks- living at home double income no kids.
