    Hi all,

    1 day down already! I thought I'd do a quick share for people who weren't able to go yesterday, hopefully some people do some sharing from today, coz I can't go!

    I'd like to also say hi to all the people from here I met yesterday :)

    So far I'm going to give a huge tick to this years conference. The last conference I went to was 2010 and so far this event has been far and away better. I think the calibre of speaker and the content has really won it for me.

    As an overview.

    We went to all the keynotes, Steve, Tom Ziglar, and Marty Ayles. We also went to Chris Lang's Commercial property workshop, Steve's Brilliant Buy and Hold workshop and Marty Ayles developing workshop. They were all excellent.

    Steve as always is an excellent speaker, if you haven't heard him speak you really are missing out. Both of his presentations we went to (even though the buy and hold was a nice revision for us) were excellent, and I think having some wins on the board such as the property fund and the accredited property course have given him the boost that he needed. When we went 2 years ago, Steve made the statement that he was going to be giving up teaching people about property, it's good to see he hasn't.

    Tom Ziglar – also an excellent presentation. It's hard coming to a presentation like his not knowing who is father is (Zig Ziglar, and yes showing age here!) but the videos that were shown at the start helped. I found his ideas interesting, but the end of the presentation was a tiny bit flat where he was trying to sell his product. However as far as product goes at $500ish it really isn't expensive as far as motivational tools go. I'm always interested in how people fit together in the background and the Nightingale speaker seems to have come with the Ziglar party.

    Chris Lang, I found this session to be excellent. I came out and it was remarked to me (sarcastically, which I missed at the start) 'that would have been great'. Turns out that one of the other times he spoke he was trying to flog a website. I found what he said to the point and interesting. There wasn't really any sell.

    Marty Ayles. One word, brilliant. He is blunt and to the point, and really at 8.30 pm after a full day most people were doing their mutant impersonation. There were a few tweaks on the brain, he did cover a lot of the same ground, but really if you repeat information some of it may stick.

    Overall so far this conference has been more to the point, it has been crisper and is almost misleading with a subdued feeling, it hasn't got the hyped up feel of some of the spruik seminars, which means that people can focus on learning. The amount of selling is pretty much nil, which is wonderful. The show of hands of people who were there for the first time was huge. The amount of information that people can take in and use is excellent. I'm spewing I can't go to today's, please give a rundown if you along for today's sessions, help the rest of us out who couldn't make it!

    I'll post after Sunday's sessions too.

    Hi All,

    Wadeansom,

    I'd feel much better if all my tenants were living in 4 bedroom, 2 bathroom homes with ducted heating. But I wont be building extensions on, since they rented the houses knowing full well what was there. Funny how some people can be happy with a 3 bedroom home, with only one bathroom. Probably the same as how some people can be perfectly happy with electric heating and cooking. They rented the house as is… don't worry about what people will want after the fact, it'll keep you up nights.

    Hey thecrest, I got me ducted heating and a roaring fireplace, and personally I'm thinking about putting in my own sun next, Melbourne is already freezing!!

    Hi gavsam,

    Keep checking the council website, they should have all the current planning scheme, amendments, and anything else that is currently in the works on the website. You've gotta watch the mail-outs, it's supposed to be everyone in the area, but it's not everyone in the suburb.

    You can also read through past council meeting minutes where you can see if there are consistent refusals of certain developments, or if a planning issue is current and has been dragging on for a year or several years.

    You can also subscribe to the planningmatters newsletter on the planning depts website, which will give u weekly updates on planning amendments and schemes that are coming through.

    If it's worth money to you, better keep on it :)

    I have also heard of no spend months etc where you try not to spend money for a month!

    I went to the supermarket yesterday and broccoli was $6 kg. Inflation? Price gouging? Supply and demand?

    My opinion is that the correction is still a little way off (for Melbourne) maybe in the next year. I think the government issues are keeping anything from happening for the next 6 months, whether up or down. And I'll call it for another rate drop in the coming coming months, the RBA will want to show the banks who is the boss.

    Yeah my V8 guzzler loves that petrol!

    But this makes me think that higher fuel costs will fuel (scuse the pun) market demand for residential property that is close to amenity. Rate drops might encourage a few who have been diddling around to get in to the market and lock in a fixed rate.

    But cars are a good investment …… right ;P

    Cut back on groceries to pay mortgages – what a great idea.

    Hear me out, firstly, obesity epidemic, might reduce that. Secondly food wastage. We've cut back on junk, basically quit drinking alcohol, and make sure we use up all the food in the fridge. I'm happily cutting back on the food bill, fresh fruit and veg is cheaper and better for you! Supposedly Aussies throw out heaps of food, so maybe it'll cut that down.

    Now, aside from that anyone got a crystal ball on petrol prices, I almost cracked $100 for a tank the other day……….. between that, the carbon tax, and lower immigration, it'll be watch this space for consumer spending.

    Hey Kong :)

    I think the purpose was for fun. :) I completely believe there is no correlation, as many people who have no wealth will buy hideously expensive cars on finance. ( I know a few)

    And many who have plenty of wealth will buy a nice plain car that does from A to B.

    I personally use my car as inspiration, my first car was FREE from a front yard, I drove it home with a flat tyre and spray painted the front quarter panel with a spray can, the other 2 cars I bought (Kingswoods) were $1250 each. I drive my car, and I feel like I'm headed in the right direction. Sure it's not a Maserati or and Aston. But maybe later…….

    BTW Kong, fess up buddy…. ;)

    It's good to have a bit of fun.. now and then.

    Hi 1desi,

    On the other side of things, you may find that some councils require you to have a permit for a rooming/boarding house if the number of separate people leasing a house is over 4. You may be required to have extra fire proofing etc. Some of the brokers on here should be able to give you the banks take on this deal.

    In Vic there is this publication…. not sure what state you are in.

    Hi Simon1908,

    Do you have landlord insurance too? Building insurance? You may like to speak to a solicitor to give you a run down of who is leagally liable for the damage.

    The strata insurance covers common areas, common walls, anything that is common property and most policies have public liability (eg door knockers slipping over in the driveway and suing you).

    If you have insurance on the actual building, not contents, ring them and ask how you should proceed, sometimes they wont pay if you get the work done first.

    Whatever happens you need to get the termites dealt with as soon as possible, and depending on the area, have it re-treated every 5-7 years so they don't come back.

    In a normal lease you cannot sub-lease without the owners agreement.

    In this case I would say, no-no. Questions you need to ask are, what happens if you lease it, then settlement falls through? How will you then easily evict your tenant? What about a bond?  If the tenant causes damage, and settlement falls through, then what? As you are not the owner of the property legally you can't sign on the lease. You will have no legal recourse, you have no paperwork. If you want to lease it, be open with the vendor and explain that it is to be used as IP and that you wish to advertise for a tenant and get one during the settlement process. Encourage them, through the agent, to get a tenant (they will get the rent of course) but they will also pay for the leasing fees etc, and you can then have a legitimate lease when settlement goes through.

    When you go into the bookshelf bit and tap on the issue does it tell you there is a new one? I get the Donna Hay one too (no comment) and you have to tap on the next issue and download it. The YIP one keeps popping up with a message that there is a new issue. When in doubt email them. :) Good luck, I've only just started getting the mags on the iPad. I find it annoying, lol!

    As g0biin said above, chat with a builder and solicitor. When inserting the building and pest clause in the contract in the first place you can get your solicitor to word it correctly for you, or use something along the lines of "to the purchasers satisfaction". Then if you are not satisfied you can walk easily. Apart from the stump issue (which is up to you), if the drainage issue is able to be fixed, you may ask the vendor to pay for this, or deduct an amount off the sales price.
