    Hi Stass1,

    Most people selling property put the for sale value higher than they expect to get, this gives a negociation range. I reckon the price they would be aiming for would be about $170,000. So I would place the first offer at $155,000 and negociate from there.

    I would definitely get a building and pest inspection done, nothing worse than termites and rot.

    Hi Smm91,

    $ 545,000 is probably about right but offer $525,000 and see what the response is.

    If you don't ask, you dont get !

    HiSmm91,

    I maybe able to help, as I have lived 5 minutes up the road for the last 2 years. I've seen a new McDonalds, Woolworth's and hardware store ( Porter's ) built at "Rural view" within that time so that's a pretty good indicator. There is also new school about to be constructed there and the rental properties up here are always hard to come by.

    The housing estate your looking at buying into is not in a flood area, but I would suggest you come up and take a look for yourself, I would personally feel more comfortable having seen the local area and the block before I would sign anything.

    While your up here, I would suggest you go to the Eimeo pub for a drink, its an awesome spot overlooking the ocean.

    Hi All,

    I'm fairly new to this site but have taken interested in the many forums and posts on Australian's purchasing IP's in the US.

    I can see the good opportunities, and my query is: has anyone sold any of their IP's over there or had any issues with selling in the US ?
     
    Are there any other issues, i.e capital gains tax. etc  ?

    OMG, that sounded really arrogant of me !

    What I meant to say is, I wouldn't have the blinkers on looking for just the perfect low maintenance house, I would always review the available property options for each particular market place before making investment decisions.

    I'm no expert, that's why I joined up to this site. Sorry for the bad attitude in the last post.

    So far for the low maintenance IP house : Double brick or steel frame, tin roof, fibreglass/aluminium windows, tile and timber flooring.

    The link was good but I noticed the timber option was pants in the low maintenance division, I would put the fibreglass option up there though !

    Good advice about limiting options, but I don't have blinkers on when it comes to making a good investment choice.

    I'm just looking to develop a basic criteria for the perfect low maintenance IP. My preference would be for a house over units, villa's and town houses. ( personal choice only )

    Hi Menunes,

    Thanks for the Darwin info, we would be renting up there as my employer pays the living away from home allowance.

    We checked out house and rental prices up there, I'm guessing that most houses come with gold toilet seats ?

    So far for the low maintenance house : Brick, tin roof, aluminium windows.

    What about inside : Tiles over carpet, blinds over curtains etc ?

    Hi Menunes,

    On the contrary, any info is useful for making a decision on future properties.

    Some areas I guess will be dependant on their environments, but we are trying to seek good long term house type that would have minimal repairs.

    My next project is looking at being in Darwin with the new prison, any tips on good areas to live ?

    Hi NHG,

    We had a similar issue with our tenants having a small zoo in a new IP we purchased in a remote town, when they moved we took the opportunity to paint the inside of the house, we drove out to take a look at the property and the painter had kindly removed the carpet for us. The ply flooring was so badly stained that we actually got him to roller paint the whole floor to seal the in smell.

    Ahh good memories..

    Hi Kenny chlorine, 

    I am also new to this site and I was going to ask people what they thought would be the best type of IP to look for, ie type of building, amount of bedrooms etc. etc, but your query has brought some great responses which should be considered.

    I guess it's down to the investor to decide what meets their needs.

    Hi Michael,

    My wife and I use a property manager for peace of mind, we have great tenants who look after our properties but who knows what will happen in their lives that could change there outlook. ( loss of job, relationship break ups, etc )

    I do not know the law well enough or have the stamina to deal with a bad tenant who could be going through a rough time, I would rather someone assist us who knows the rules if things turned ugly, they can then also blacklist a bad tenant so that others can be aware.

    The risk is: you are putting your investment in the hands of a stranger !
