We have a young family in one of our properties in Alpha, Qld, who are saving a deposit to buy there first home.
We know they like the house and my wife and I discussed the idea today of selling it, I thought I would try and figure out what deposit they would require before I emailed them.
After searching through these forum's I figured if the deposit had to be 30 – 40 % then there would be no point in getting there hopes up.
Properties in Hughenden have increased 116% in 5 years to a median of $130,000.
What will the next 5 years growth be like ?

This is a late proposition after the recent banter between Fed and state Government over the approvals process.
I think this one has come in too late.
I'm not sure what is in demand to be honest, but I am aware that there are guys on our project that are sleeping on floors and in the garages etc, so from that angle I would say the more bedrooms the better.
That's the only experience I can give unfortunately.

I can only comment on the areas I have some knowledge of here in Mackay, my first piece of knowledge is that the people who live here get up late almost every day, that is probably why they drive very fast in the mornings and try to touch the back of my ute on their way to work.
I find this very entertaining !
As for the economy and property market, you will find it to be a busy town with plenty of cash flowing. Mackay probably has the highest concentration of new Toyota 4wd utes and landcruisers anywhere in qld.
The rental market has been tight in the 2 years I have been here and people always comment how hard it is to get a rental property, hotel room, or even a domestic flight.
I can highly recommend the northern beaches areas, being Rural view, Blacks beach, Dolphin heads areas, as I live here and it is a really pleasant place to live.
There are lots of new estates in construction in the northern beaches area though, so maybe the new houses will effect the housing supply in the next couple of years ( something to consider ).
In 2 years the northern beaches area has had: a new McDonalds, a new school presently in construction, a new Porters – hardware/homeware store, a new Woolworths, and Coles has doubled in size, and there are plenty of new specialty shops.
These businesses obviously have faith in the area to continue growing.
I hope this gives you a reason to come and check it out.
