    Way too many variables involved. Best bet is to run through all your details with a broker so they can give informed advice.

    Hiya,

    Horses for courses, but i still go IO on all of them. The rate doesn’t affect the “applicableness” of it for me.

    You can do this. Do not mix both deductible and non deductible expenditure in it. But if its all deductible expenditure then its ok, but still keep track of which properties its spent on. A good accountant come tax time will then apportion the interest between properties.

    Outer areas of Adelaide to both the north and the south may be cashflow positive. Look at Elizabeth, Smithfield and Craigmore in the north and Christie Downs, Morphett Vale and Hackham in the south.

    Be aware that the trade off to yield is often lower socio economic. This is where you need a good Property Manager who has experience dealing with this type of property.

    Hi there,

    You’d still have to be in line with where the last increase was. Your best bet might be to wait 6-12 months into your ownership to be sure.

    However, hearing how the WA market is at the moment, have you looked at what comparable properties are currently asking? I’ve heard of some areas dropping 10 or even 50 a week to secure tenants.

    Hi David,I am in Adelaide, my new property manager is not proactive as the one before from the same agency.I always worried about using single person business as who is going to manage if they go on holiday or get sick. Previous property manager use to do the inspection every 3 months and send me pictures and check list. Now no news about inspection. My inve property in SA 5086.Do you have good tradies as I am looking for a property which need some renovation. Thanks in advance. Jo

    Feel free to send me an email at [email protected] to discuss further, but yes we do manage properties in that post code (in fact have enough people to look after whole metro so you can keep all your properties under 1 roof) and yes we do have good tradies on board. We’ve used quite a lot for both our own personal properties and for clients ones and the only the good ones get to stay.

    By time you take the sales agents fee out, CGT out, and then stamp duty / LMI to buy another one, you may as well just have kept the first one. That’s a lot of money that leaking out of your returns.

    Most flipping comes from American authors because their rules and systems are different there.

    Here – it works out far better to keep, go to the bank to get an equity topup and use this as deposit on the next. Soon amassing an army of properties that are paying for themselves and propelling you forward.

    Hi everyone
    Newbie here – to both this site and the whole business of property investing. Came across this thread when looking for posts about my hometown good old Adelaide, great to see Steve’s theories being successfully applied here!
    To commence our property investing journey my partner and I were originally looking at buying a negatively geared property in a blue chip suburb (i.e. skirting the CBD) but have since seen the light and are now concentrating on acquiring a cash flow positive holding. Our plan to increase our cash/equity base is to buy, renovate and depending on outcome either sell or hold (rent).
    Having never renovated before and not really being a tradesman’s bum-hole :-), I’m keen to build up a reputable team of tradies and I was wondering if anyone here could provide any advice on people they have dealt with before in Adelaide or the best way to go about finding them?
    Also, I was wondering if anyone knows of any property investing groups holding regular meetings in Adelaide? Specifically groups containing everyday investors that don’t have a vested interest in flogging property or their services?

    Hands on manufacturing sweat equity for me via renovation or develop. I need to raise more deposits so that I can buy more property.

    For most of my interstate clients, its either the cash flow or lower entry point (or both) enticing them over here this year. Perth and Sydney don’t seem to be moving, Melbourne too expensive for some. Cheaper holding costs than Brisbane (insurance, council, strata all cheaper here).

    In terms of loans, definitely seek a mortgage broker. A bank only really cares about that one transaction whereas a broker can map out a path for this property and all future ones as well to ensure you to keep investing forever. @cjaysa on these forums is a really good one.

    In terms of potential investment spots – If you don’t know what you’re looking for, how will you know when you’ve found it?

    Hiya,

    I haven’t used them personally, but I’d probably skip on any investment services company similar.

    Companies like that tend to
    1) Listen to your needs so that it sounds like your own the same path
    2) Give you advice on what you should invest in
    3) They just so happen to have some of that product they’re suggesting (built by their developers for which they get a kick back for)
    4) They sign it up using their real estate agent, financier, conveyancer, etc, who are all representing them and not you
    5) All of the above get paid by adding to the price that you pay for the property.

    What you’re better off doing is reading online forums such as this one and others about. Seeing what property managers, mortgage brokers, accountants and conveyancers you’d feel comfortable using (or find out who others are using) and form your own team will be far more cost effective and you get to choose whatever property in Australia you like and are comfortable with.

    The PM should have advised on this – that’s probably why they only charge 5.5% :)

    Periodic leases should very rarely be entered into as they don’t offer the stability or security of fixed leases. Its 90 LL / 21 TNT for a reason – it’s still their home for the period of the agreement. Can’t just make people homeless because you feel like it. This is very similar across all states.

    So, you have 3 options only
    1) offer a fixed lease if they want to stay
    2) offer a vacate notice
    3) Keep them on periodic.

    In hindsight, probably should have kept them on a lease?

    I’m from Perth originally too. I’ve used @cjaysa for my mortgage broking both when I was in WA and more recently in SA.

    He’s written a couple of articles on Commercial Lending and is happy to work via phone/email/etc and is an expert in this field.
