    Slippy,

    Mate been there done that, you will be looking between $700 to $800 per square metre. This will give you the finished product at move in stage. This price is with a private builder and not a project builder. Difference, Private builder will not be able to get materials at same price as project builder therefore costs slightly higher, however the build quality will be exceptional and your experience probably one to rave home about. The project builders will have access to pre-frabricated materials such as form work and trusses this is where the price difference comes in and the quality may go down.

    At the end of the day you have approx 180 square metres of building, shop around and even talk to architects, they will now some builders that you could talk to.

    Hwd007,

    First of all yes the net income per month is a combined income. My wife is working part time as we have a new bub.

    I am curious to know how the CG will take care of the cash flow. Could you show me?

    And how could I move the last two properties to neutral or even positive?

    You really have me thinking about this idea. Is this a strategy that has worked for you or someone you know with similar circumstances.

    Brad,

    Have a look at Suburbs North of Brisbane. From Caboolture North up to the Sunshine Coast, these areas are experiencing population growth of in excess of 3% pa. In real figures this equates to approx 70 couple’s per week. I can tell you first hand that land is in short supply up here. For a population of over 250,000 people the supply v demand theory is completely out of whack. Supply cannot keep up with demand. At present there are approx 4 major property developments offering waterfront living. These developments are starting to complete there final sales. Answer- Demand will start to scream and prices will push even harder. My advice – get up here and get up here now, this market aint finished. How can I say this with the utmost confidence, easy I have lived here for 26 years and no the market and geographics like a sailor knows the sea.

    Regina,

    Very simply how do you become GST registered?

    Do I need to set up either a trust or company so as to obtain an ABN.

    I am presently doing my homework so as to invest wisely into the commercial property market. I am meeting with my accountant next week to discuss an appropriate structure.
