another question is do u have to engage a surveyor(or town planner?) to determine if the block of land can be subdivided before making a offer to the vendor?

Geez just shocked by the subdivison cost estimated almost 70000!!!! is that common for like a typical 2 lot subdivion on a 700sqm site? as I was thinking of subdividing and selling the new lot but dont think I can come up with 70000 cash or equity….

Was told its 'preliminary' report so no good for me and ATO wont accept it but they had a deal with BMT depreciation so only $275 for the proper report as BMT had already got all the detail and 'went' into the building itself. However was told that they want 600 if not the deal with the develope…………wow so it costs quite a lot for them move their ass off their chair lol
