    the new home We plan to build and hold . the ppr I am in now hoping to hold and keep as invest ment . Is it good to keep every property we buy for long term ?

     When you make structural changes you need to be a licensed tradespersons where the works meet building codes of austrialia where a engineer needs to certify the works comply.
    When the new buyer does a conveyancey  search  they will discover the changes.
    Where is the property ?

    Did you sign off on each of the plans I mean signature each page saying that is what your contract is for ? That is what you are building.

    Tell them you are going somewhere else, are they really reputable?

    that s a long time from contract stage.  Should be finished by now. 2 houses side by side,, SA must be different from brisbane.

    You must have a meeting with the builder  to ask what delays that is holding up the works.

    And why the delays.

    Hey there Shang  sorry you having difficulties with the council.

    Most times the council makes the rules and we remain just in side them.
    If these are investment properties do not get emotionally attached because this can create more unecessary costs.
    You need to build them as quick as you can to maxiumise your funding.
    I know its hard not to be personal but thats where money is made or lost on bricks and motar.
    4 months must be with the town planners ? His the builder sorting all this out,?  his the builder a project builder?

    weather board is much easier to renovate and to extend , brick is a cosmetic feature, unless load bearing (double veener)  Hardie tex base sheet rendered gives the same impression as if it was brick.  This product can be added to brick extensions then the dwelling fully rendered you wont know the dirfference. check out  http://www.dougiebuildhomes.com can you tell the difference. The units in carina is all hardietex construction. Cost effective.

    Thanks scott will do my research on that subject , great idea, will let you know what my findings will be .
    Do you think that the land should be under the compandy ?

    Hey there guys thank you for your replies really is help ful.

    Our ppr we have now I have max ed to the limit, I bought the land( $172.000)from my equity and have been sitting on it through the LOC. for 3 yrs my PPR is worth bout $450,000 and increasing I hope.
    I have about $30,000 left to with draw to finish my 5 bedroom home,4 car accommdation, 2 bathrooms ,separate lounge,and a 18m2 office,as we all know us builders leave our homes until we are ready to move on.  Hopefully should gain $450- $500 rent for the ppr which in turn will be an investment, where I can have the interest only tax deductable, I think thats the plan.
    Not sure how to capitalize on the land finance, trying to get finance away from my ppr.
    Guys do you think that I should start a family trust ?
    I only suggested display home because it promotes my building compandy.
