    Hi Lee,

    The materials for this job would probably be around $600 – $800. However, it is impossible to say what is fair without seeing the job.

    I would suggest you get a few more quotes and let the market tell you the going rate. Can you do it yourself? What is the opportunity cost to you?

    So i need help to further understand what the implications of a US dollar increase will have, and so i can better explain this to her dad. He’s not really the investing type.

    if he is not the investing type then I would not try and involve him in a foreign property deal. That’s just my opinion. Perhaps you could seek other private finance or try and find an experienced investor willing to do a JV.

    It’s probably not fair to even asks the girls dad. Maybe I’m just old fashioned though. If he was an investor and you pitched a deal to him it would be a different story.

    well at least we are not owner of the property I heard about today. Vendor buys a tenanted property. One week later tenants gone and kitchen cupboard and oven full of used nappies. Cleaning up a bit of mess is nothing but thats a bit much.

    We live in NZ. You should have no problems finding properties at the moment. Alot of new stock coming onto the market with cash + potential.

    don’t go buying “messy” places unless you are prepared to be active and clean it up – messy people don’t clean up their mess – even if they obligated to, it’s called slackness and slothfulness – you won’t change their human characteristics

    So true.

    The solicitor handling your conveyance should be able to help you out with this one. Should be able to do something about the “Rubbish” but then more information is needed really. ie was it there before? What is it etc.

    Totally agree about not putting yourself in such a weak bargaining position at the outset.

    Hi Foundation,

    Both articles sound all to familiar. Just as the end comes some herald doom and others continued fortunes for everyone.

    I have never been to the US and don’t suggest we lump all markets together and make blanket assumptions. I dont own any property there. I am sure there are areas with plenty of capital growth left. There will undoubtedly be areas that are well worth a chance.

    Mostly, I find it extremely interesting how different information is reported and how differently it is interpreted.

    Have you considered renting out the property you have just purchased or renting part of it to gain extra income. This may increase your servicability enough to change your situation.

    true any fall is not good but hopefully investors are not geared to the level where they can’t weather a 5% fall in values.

    If investors build up a portfolio over a number of years these corrections will have little impact.

    got to agree.. quality work takes time and skill and money. Hey the reno Kings Seem to be harmless and well intentioned. Great for people who have got absolutely no clue when it comes to the hands on stuff. A kind forum member sent me some stuff the reno kings did on the radio. At least they are entertaining to listen to. Very up beat.
