    Richo,

    Great to get someone from design and architecture on the forum.

    At the moment I am trying to research design and furnishing of small spaces eg student accomodation and short stay accomodation.

    Have you got any good sites or reading you could put me and the other forum members onto.

    Do you have specific investing criteria in mind for your own portfolio.

    Hi Wes,

    It is not in someone’s interests to get hyped and carried away being “positive” if they are setting themselves up for disappointment. I love this forum because you get many different viewpoints, but you must always search for truth, rather than the hype.

    I agree with your comment about searching for the truth…well I don’t realy agree with it maybe just look at it a different way.

    We are all on this forum sharing information but as it is free the information is of course not of a commercial quality. The information is full of gaps and conflictions and it is up to us as investors to put the full story together.

    There is also the other point that we all interpret things differently even when we think we are attaching the plan meaning to words. So what is hype to one person may be excitment and enthusiam to another.

    In my experience the information in this forum can set you on a path of discovery. It can plant the seeds of new ideas in your mind. It is then up to us what we do with the information. It is how you fill the gaps in the information that will determine your ultimate success as an investor.

    One of the tips of the days from this site talks about looking at who gains when information is provided to you. You can’t go far wrong if you keep that in mind.

    As for time frames I think you can do bucket loads to change your future in 12 months. The sky is the limit.

    However, I do think it is about balance. Our family has learnt to integrate investing into our lives rather than being an either or situation. I am at the stage now were I can’t think of too much that I am giving up to do what I do and each week it seems that there are more opportunities around the corner.

    That’s enough positive hype for now [biggrin].

    Hi Clones,

    Where to begin? For those of us who have a passion for property there are so many ways to make money out of it it is hard to understand why others don’t see it. So I suppose it is all about perception.

    Sure you have the tax advantages and the higher gearing ratios but what about the ability to add capital value to your investment by way of improvements or increasing the yield.

    What about making money when you buy through negotiating a discount off the purchase price (cant really do that with shares).

    Hi,

    Not sure where you can get this info for free but if you are willing to pay there are a few compaies out there that offer it.

    API mag also has stats at te back and sometimes include the 10yr average figures.

    Hi Ned et al,

    This argument has been raising its head as long as I have been reading and contributing to this forum.

    I have just started offering property spotting and other services for investors to meet there specific investing criteria (sorry for the plug) in NZ. What I amn finding is that investors know exactly what they what. They have done there research on the areas they are interested in and are well versed in the history of the areas they are investing in. They have realistic expectations and a investing business plan. Whether that be a formal document or a concrete idea yet to hit paper.

    I think that as investors we need to take a position in the market. It sounds like your position may be to sit on the sidelines because you believe that there are no opportunities out there or that the risks are to high. Just be aware that while you sit on the sidelines others are doing deals every day and securing their futures. I am currently buying in NZ and Dazzling has just given you an example of cashflow in another market.

    I have not purchased a property in OZ since 2002. Instead of sitting on the sidelines and saying there are no opportunities I am still actively seeking properties that meet MY criteria. In fact three days ago I made a SERIOUS enquiry to purchase and Aussie property. I would never have found this if I had a closed mind to that availablity of opportunities.

    So if your position is not to invest that is great but make sure you are not sitting on the sideless out of fear or because you lack the experience on skills to make things happen.

    Hi Rich,

    Well Done. You have well and truely satisfied the CGT discount period so half of your gain is tax free so that is the good news. The slightly worse news is that you will have to pay tax on the second half at your marginal rate.

    However, if you are smart it will be quite a while before you have to actually pay that money to the tax man so sit it aside and invest it wisely.

    Hi Donna,

    I have not made a claim on my landlords insurance policies in OZ. Every year when they come around again for the briefest of moments I think about pocketing the premiums and sending the cashflow in another direction.

    Landlords insurance like all insurance is a necessary evil. I have found with the NZ portfolio that we have only had to make one claim and the results were mixed. The lovely tenant decided to remove the oven door and kick holes all through the home. As you have probably heard before, the insurance companies mitigate their risk by imposing excesses and discourage claims by suggesting that each instance of damage is a seperate event unless you can prove otherwise.
    As a side not these types of damage can be the result of domestic violence and some of the damage may have been reported to have occurred at the one time. So check with your local authorities as it could save you a bundle.

    So the company paid out for the oven (brand new $1500 jobbie chosen by me) and not the holes (they would have but it would have cost me one excess per hole – i don’t think so). They would have also paid for lost rent had the property manager been able to provide me with the correct paperwork but they could not as they had not done the required inspections. These are the sort of issues I had the most “fun” with when we first started investing os. I found that the property managers had a very low expectation of the tenants and the tenants responded accordingly by being very low quality poor paying tenants. These days I have changed the property managers and the news ones have the same expectations for our properties that we do. I think this is half the battle won.

    Landlord insurance is unfortunately essential and may make very difficult tenant problems easier to cope with. There is no cure all and insurance will not save you from the pain of the problem tenant. It may however save you from a serious financial hangover from a bad experience.

    Don’t be afraid to demand some input from your property managers as to who is put in your home. Like it or not tenants enjoy well established legal rights of occupation and quiet enjoyment etc. So once they are in you have made your bed so to speak. Get involved and be part of the selection process. (Until you are comfortable with the individual agents and you are satisfied they are acting in your best interest)

    The visible stuff in the bedroom is not really an issue. What you need to qualify is what other parts of your potential investment that the ants have turned into paper and ant spit.

    What does the report mean by moderate structural?

    I would also agree with Michael. The trouble is that it would be hard for you to establish the true extent of the termite damage in the home and thus the require repairs and cost.

    You would effectively be buying a property with a unknown downside.

    I will qualify that comment by saying that if you are handy and could fix the potential problem yourself then it may be a different story and could make the investment viable.

    Hi Erwanjg,

    Part of successfull investing is well developed financial discipline. You will really need to take control of your finances and eliminate any bad debt you have and increase your deposit. Nothing new there!

    Reading Books and seminars work for some but nothing beats the experience of getting out there and doing deals in the real world!

    Hi Pavlina,

    As a general rule 12 weeks is about as long as we will let a property go without being inspected.

    Make sure you check all you insurance policies so that the inspection frequency satisfies the requirements. This is critial for landlords insurance!

    i’ve not been to Invercargill for a while, my understanding is its getting hard to find properties showing 9% returns, what are your thoughts

    Hi Terryw,

    Sounds like a cool trip that you are on at the moment. I don’t have and direct experience investing in the region but it must be fun checking out deals in asia and other regions.

    Maybe you could spread the risk around by putting a small group together or invest directly into a trust with significant holdings in the region.

    I have still been finding properties with similar yields for ourselves and others in NZ. I have found the regulatory and banking environment very inviting.It is generally a very easy place to do business.

    Having said that I am now at the stage where I am willing to take a few more risks (NZ being a very low risk enviroment) and move into a few different areas.

    So keep us posted on your tour.

    Hi Rabprop,

    Get to know the area. Asking price may not have too much to do with the true value of the property based on comparable sales. Then as the others have said you need to find out the sellers motivation and be realistic about your own. If you are emotionally attached to it (hard not to be for a ppor) then it will be harder for you.
