    You are only going to add value if you do what buyers and or tenants want in your particular market.

    Research and speak to agents – watch reactions at open homes. View properties that are achieving higher yields and copy.

    Hi,

    Agree with Dr X. You can only nominate one PROR at a time.

    Looks like you will to pay tax but remember you may be entitle to the CGT discount if you have owned it for twelve months and the dates start on the date you exchange contracts and not settlement date.

    Have made a mental note. Just wanted to add one thing to the discussion about my personal experience with insurance companies.

    It really really depends on the individuals you deal with when making your claims and the way that you submit your information. You need to be 100% truthful but you need to give the insurance company the information they need to help you.

    No point running at a brick wall with your eyes closed and expecting a pleasant result.

    It is very common for investors to rent. It becomes a lifestyle choice in the end.

    I am currently renting and it seems every time this issue comes up more and more investors admit to living in rentala.

    Hi Djmetz,

    I would have to agree with the others on the southern city. If you have not been there for a while grab one of the crazy $38 Flights and spend a few days having a look around.

    Castledreamer lives up that way. What you really want is someone who has the local connections not only to find a deal but make things happen for once the deal is done.

    It is a city on the move and well worth further investigation.

    Hi Dammit,

    I bought my first IP at 20 and you are right, the equity will/should help you buy a PROP at a later stage.

    When your other friends are just starting to save for deposits you should be well on your way.

    At 19 the most important thing I can think of for you is to have an investing plan that is flexible enough to fit in with your other life plans.

    Be agressive but don’t go over the top. If your goals are not realistic there is no way you will stick to them.

    Be deliberate with your record keeping and make sure you and your partner speak about and structure your investments to account for your contribution. Seek professional advice in relation to this.

    Going out on a limb here but I think you could easily aim at buying one IP per year. This was my goal when investing was a hobbie for me during my twenties (was also single back then and had plenty of other distractions in my life as we all did and you will have) This is not a very aggressive strategy but if you set yourself that goal you won’t go far wrong.

    But anyone wanting to buy form a buyers agent would be better to use someone who is either on the ground – like Don and Liz, or has a team on the ground.

    I read that articile in API and thought it was contrary to what I was seeing here on the ground in Invercargill. Well I was right! Latest stats show that mediam prices have increased 10K in the last quarter.

    When you haven’t seen failure and have had some success, you can start to believe you are a genius. That is fatal in the share market.

    I reckon if you sat down and did a cost benefit analysis w.r.t. insuring your IP’s, the only event worth insuring is the full on fire scenario, and even then they’ll try their utmost to wriggle out of it.

    Have to just caution this. I can think of many events where insurance will be worthwhile..

    Last year: Minor fire in kitchen. Owned house two years. Total insurance cost $630 over two years. Excess $100. Total cost to me $730.

    Total cost to repair fire damage $15700.

    2003: Owned house 1 week. Insurance cost $240. excess nil. Vandal smashed windows and caused damage to the value of $1500.

    What about a storm blowing off a roof or destroying fences.

    Investors who fail to mitigate risk do so at their own peril.

    Just one more thing. Don’t be afraid to get involved in the tenant selection process. You can head off many “potential” problems by being actively involved.

    Have you considered going back for an up to date DD trip. Doing it that way you could pick your streets and wait for a property in your preferred location.
