    Hi All,

    Must say that I agree with the “vibe”of ths post.

    I mean you have to do your DD of course but once you are grounded and have a plan what is the point getting bogged down in the details.

    Get out there and do some deals.

    Learn through doing.

    Just goes to show that you get what you pay for and this especially applies to financial and legal advice. You have obviously paid for and received sound advice and will reap the rewards.

    We should spend as much time selecting the professionals we use as the investments themselves.

    Hi All,

    Just wanted to add that we also have big raps on this region. Have one there and choosing to hold it!

    Every time we are up that way it seems that something new is happening.

    Cahflow opportunities may be limited at present but there is money to be made for savvy investors in that region.

    Hi Nathywally,

    So you have a PROP with some equity.

    You sound like you are handy? Will your family and friends kick in and help.

    Sale of you PROP should be tax free. How about doing a buy renovate sell if you can handle living in a bit of saw dust. Maybe one a year for few years.

    Voirin,

    The cards themselves are not a real problem. Being in control of your personal debt is.

    In your case using them for a business expense (renovation) is sound as long as you are adding true net value to the properties and you can get your capital back in time to account for the interest cost.

    question: Do you plan to “give back to the community” when you have met your financial goals? How would you do it?

    Hi Rob and Jo,

    All fired up and ready to go is excellent BUT perhaps not the best frame of mind to be in when you are on the hunt for undervalued investment properties.

    Make sure you channel that energy the right way and don’t get yourself into a postions where you will let your gaurd down or buy a property that is not a good fit for you.

    There are heaps and heaps of properties out there as you will be finding out from your search so far. The trick is finding the right property for you and not one that is right for someone else. Make sure you are aware what skills you have and what you will need to outsource.

    Also when starting out make sure you plan alot of other activities into you life not just investing. Include your family and friends if you can and try and surround yourself with positive people.

    If you are lucky you might find a group of family or friends that will cast a critical eye over your investments without being a negative wet blanket.

    Most of all have fun and live your life now while you are on this journey of investing rather than waiting for the “I’ve made it” moment.

    5. There are opportunities in each capital city. Invest don’t speculate.You don’t need to look interstate and speculate where the next boom will be. Get to know your own home turf and find good opportunities there. Look for motivated vendors and buy properties below market price and you will create your own capital growth.

    I agree with you comments in part. Getting to know you own turf is of course the starting point. Additionally I don’t see any point investing interstate just for that sake of it.

    However, sometimes the best opportunities are not in you own back yard and perhaps depending where you live they may be out of your reach or not the type of investment you are looking for.

    No doubt if this investor was looking to invest in Sydney (unless you are talking outer west of something) then he could probably afford to invest almost anywhere in the world.

    You are right. Invest not speculate. Facts not predictions.

    Well done for taking the plunge! Off the plan is not something I have been very interested. You have sure gone in at the deep end on this purchase but if the cap growth continues you should do okay out of it by the sounds.

    Why not try something different as you have! Just one question. What is the local tax regime like in respect of cap gains. Have you structured it so you can keep you profits in Asia.

    Has anyone bought anything in Malaysia???

    I will be there next week and always like to sniff around.

    I am not a finance broker but we have used John Thorn at the Kiwi Mortgage market out of dunedin. He is very switched on and aware of investors needs. If you are interested drop me an email and i will dig up the phone number. Best to give him a call if you need something done quickly. He should be able to give you a firm answer pretty quickly.

    Hi snowball,

    Don’t be too quick to sell your IP. There are heaps of things for you to consider. The mortgage guys should be able to advise you here but there may be a way for you to have you cake and eat it.

    What about the IP you are thinking about selling. How is it performing as a stand alone. What is the potential for the area and what were your goals when you brought it.

    I may not be popular by saying this but cashflow is not the only consideration. 2k in the red might not be that bad all other things considered. Having said that I think you are going in the right direction by trying to balance things out.

    Get out there and make some deals and build your confidence. Don’t talk to those people again about it and pretty soon they will be asking you how you did it.
