    Yes! Think they are all doing it. I think freedom air (air nz’s budget arm) have squeezed the most seats into a 737 400 that i have ever seen.

    There are a couple of new storage places operating in my local area. However, these are not being offered for sale rather operated at high cash flow businesses to cope with increase local demand.

    Keep the ideas coming … but one other problem could be if any of the vendors get a wif of the plan up goes the purchase price. ALthough I have seen this work but for the purpose of pull down and develope rather than a renovation.

    Maybe renovation would not give you the required “change” to bring the values up.

    Hi Kiwi, Ozi

    It’s all in good fun but demographics, education levels, employment and sadly crime set the tone for an area.

    Kiwi – I am pro NZ which is obvious. I am also pro Oz and pro other investments not only property. This includes the US (just not this place) Although the only payment I ever receive is from a client directly after finding them a property. No tiers or levels. Just me, the property and the client.

    The further you are removed from the deal the further you are from the truth.

    Every time it is passed through a level in the sales structure more people are effectively passing up the deal in return for a commission. Or in other words the deal is only valuable as a source of a fee and has little or no intrinsic investment value.

    You have to be carefull that you don’t end up with a product rather than an investment.

    With a product the manufacturer adds to the price at each level of production until the break price is reached. Ie the point where the greatest fool can’t find another fool to sell to.

    What I am finding on the forum lately is that you get those who benefit such as spotters (I guess I am in that category) talking on a topic. Anyone who is not affiliated with the right crowd just gets drowned out. Lets here from the buyers of the buyers agents. You can comment if you use one just not if you are one. That was the point of the post. Just trying to get the consumer of the products to voice opinions. Let them speak up without getting shouted down.

    No wonder there are so many vacancy problems. 63 Murders in 2003. and between 1990 and 2003 only half the 60 odd murders each year are solved which means that 30 murderers go free each year to re offend.

    74 percent of the working age population has a high school level education. 203 rapes in 2003, nearly 4000 burgularies and nearly 2000 assaults.

    How many more red flags do people need.

    I’m mean really…lets just get serious and think for a minute. Just think!!!

    Open Challenge: Is there anyone on the forum who owns an upstate NY property who has anything positive to say about the experience.

    The catch: To comment you must not be receiving a commission, referal fee, fee for collecting a name you pass on to anothers list, fee for encouraging another to buy through cash for comment arangements, finance related fee, kick back from and agent, builder, renovation company, spotters fee, trailing commission, or be an agent selling these properties or be an interested party in companies selling these properties or any combination of the above on whatever level of this multi level arrangment. Be Honest!!

    The sit has a full page add in the paper today with a list of the courses they are now offering.

    The courses are now wide ranging including Bachelor courses in IT, Journalism, Media, health science and diplomas in Architectuarl Technolgy.There looks to be about 80 courses running at the moment.

    The seperate Dunedin College of education is also advertising for students to study out of invercargill for its Teaching undergraduate courses and professional development masters courses.

    I have heard from two rental managers now that the rental market for smaller flats which had been slow is starting to pick up so for those of you who have invested it may be time to get the properties ship shape and ready for the increasing demand.

    Hi Wazl,

    I have not invested in your area so I do not know the technicalities but you will probably need to make your offers subject to a condition that will give you an out. Others will be able to help you out there.

    Generally I can offer the following advice.

    This is a sound strategy as you may be able to obtain property at a perceived bargain price,

    But;

    * Don’t become careless with your offers. Make sure you only offer on sound properties that have been filtered through the first few stages of due dilligence.

    * Make the parties aware (as long as your circumstance is not giving away your position in a negotiation) that you are in a strong position to purchase but have an interest in several properties in the area/town/street and will be taking to various agents and vendors etc.

    * Encourage the vendors to disclose any issue with the properties early on. This will help the agent filter properties that do not make the grade. ie he will still get a sales commission but will not bother showing you trash properties full of termites or borer or whatever – you will save of reports – ie less of the sales will fall over.

    * Be flexible – see each property for what it is. Price is not the only factor.

    * Don’t accept a problem property at a discount. eg You offer of property x at price x and they accept. Your due dilligence discovers and problem that was not reasonably detectable at time of offer – if you are to proceed you now need a further discount. This sounds basic but often people may fall into the trap taking property that has been marketed at a price point of similar properties ie overpriced due to the hidden problems.

    * Don’t be a time waster – if you can’t make the deal happen let everyone know asap.

    Any good ideas on cheap ways to increase property value?
    I have a small 3 bedroom fibro house on a big 1012sqm block.
    It has a ceptic tank but sewage is available.

    Leave the septic tank. We were in the same position and spent the capital on the reno of the house.

    The septic will eventually go but you may find that the pipe work will be positioned differently for any subsequent development so best to wait and see rather than pay for the same job twice.

    The connection point at the street will be the same but who knows the toilets and kitchens may even be on the other side of the block.

    Polish the floor if you have them. This is a skill worth learning. If you have the determination to punch all the nail holes then you will be able to run the sander over the floors.

    Paint in light neutrals. Heat fan light in the bathroom. New handles and paint to the kitchen cabnets. Gloss white (oil based) if wood if laminate try the white knight stuff. Belive it or not well laid floor board with a routed edge make a nice bench top. Use the left over poly from the floor on them. Oh. paint inside the cupboards to get rid of old smells – when you have large land content then the chances are you will turn the property to an alternative use later on so no point spending money on a new kitchen.

    Financed on a 95% lend. I kept the rest but this one was a thorm in my side re vacancy

    Finally, if you find a great deal, why would you pass it on instead of trying to raise the capital to do the deal yourself?

    Ahh, quiggles you can’t do them all yourself no matter how much you may want.

    I would go with the valuation – when the sample is on the small side you are going to get problems anyway let alone trying to do your own data.

    Stick to larger centres if it fits for you at all.
