    insurance seem high at $1000 on $50k investment – does this include landlord protection? If so you dont need to budget for vacancy..??

    Not sure about that Jeff. insurance that covers vacancy would be nice. Most policies I know of cover vacancy due to damage and broken fixed term leases.

    Hi,

    Yes!! doing one as we speak and you are right the price is surprisingly competitive. Don’t even think about sourcing the steel from a kitchen fitter or supplier. Go wholesale and get someone to cut it for you. A standard jigsaw with the right blade will do the job if you are confident. The sheets come as standard 1200 x 2400 at 1.5 mm thick. Apply with adhesive.

    I agree that the net is very good for identifying trends and price points but there are still so many properties with a sign out the front and no other advertising at all – strange! What I have been finding lately is that most of the net listings are very “stale” and are not selling for some (usually very good) reason. However, some of these do have fixable problems. But I suppose it really does depend what type of property you are after. You could probably buy a new dwelling without seeing it (or your agent/spotter) if the other due dilligence adds up – straying off topic.

    Just wanted to add something about yield. It’s not the be all and end all when purchasing property. Yield (imo) is just one of the many filters through which the deal has to pass before you sign on the dotted line. It is probably not a good idea to fill your portfolio with just one type of property.

    Hi Fern,

    It would be great if you could keep this thread going with an update once in a while. This sounds like a major project and we will all benefit from your “real life” experiences.

    What was the approximate costs to remove the home and level the site in your state.

    Dazzling – when I was a teenager I was working on one of these jobs knocking out bricks and stacking them. Trying to keep up with the “men” I swung a bit too hard on the sledge hammer, went straight through some lime mortared bricks onto my shin. I can still remember how that felt [bawl].

    Oh, try not to throw anything out till the end – recycle as much as you can re timber and bricks etc etc. But do stack it neatly and out of the way so the job is not a bomb site.

    Hi Dinah,

    Roof first -wouldn’t want rain to spoil all that painting and nice new fittings.

    Then do the facade of the home to completion ie tart up the front fences driveways doors and windows. Make the place look inviting to tenants and buyers.

    Order all the kitchen and bathroom pieces and have them ready to go. Don’t store them on site – theft – damage by clumsy tradies etc.

    paint inside then the rest of the outside.

    Then do kitchen and bathroom but never at the same time especially if you will be living there.

    Hi JaneyQ,

    Pick your management very carefully as bad management has got to be worse than a self manage. Don’t do it yourself. If you plan to build a large portfolio you will have to hand over the reigns eventually.

    Ask the manager for a list of properties in their care and do a drive by inspection. You may be surprised how much you learn about the standards of management by this simple exercise.

    Ask to have potential tenants “screened” by you also. If the manager knows that they have to sell you on the tenant they ( in my experience) will be less likely to sign up a dud.

    This is especially relevant if you are interstate.

    Choosing good management is a very important part of the investing process.

    Yes this is a very common structure.

    You can allocate many different types of shares to a shareholder and not every shareholder has the same rights in relation to voting.

    It’s been a while but contracts in NSW usually warrant that the purchaser is not relying on any parole statements made by agents or others in relation to the sale.

    Or are you saying that you bought under auction conditions prior to auction???

    Statements made by sales agents don’t carry much weight and should never ever be relied on. You are buying what is desrcibed in the contract not whatever dribble comes out of the agents mouth.

    It really depends on how far down the road you have gone in relation to this sale.
