In my oz home town all the original housing stock was made of this stuff (holiday beach homes) . Most people just knock them over and the men in space suits come and take the sheeting away. local tip will take it if it is wrapped in plastic and taped. Don’t know about perth, sorry.

No I have never self managed and yes it is a golden rule.
When I was a wee boy from about 11 up it was my job to collect rent from tenants and issue receipts for the family residential properties and two small commercial properties (actually one building split into a hairdresser and nail artist) . So as you can see it was not big business but that experience taught me that nothing good could come from having personal contact with tenants.
All decisions made about your investments should be business decisions.
You can make sound decisions with empathy but never with sympathy.

This is a very important and overlooked issue by many. Obviously when portfolios get larger ie over 10 properties then it may be a bit crazy around tax time.
Talk to your accountant and find out how much extra the full accounting and book keeping service is. You may be surprised at how cheap it is. Just send them all the receipts and docs and it is done for you at the end of the year.
The cost is of course deductible.
If you are going to do it yourself the trick in not in the wizbangery of the program you use. The trick it regularly and consistently imputing the data.

[email protected]for example, a large property was bought for a 1.2m on almost 100% loan….within 12 months before they could develop it, the market turn, and it was sold at morgagee auction for 360k (only 2 people at auction)……they lost their home…….today that property is worth 1.5m
great CG if you bought at 360k
pretty ordinary gain if you paid 1.2m after 12 years (wouldn’t have even cover the interest payments)I wish I knew about that auction. Seriously!!

Not alot of freehold land available in these areas. I’m pretty sure tonga and a few of the others you must have a family connection to the island.
Every few months it seems that someone in the media makes comment about plans for a pacific passport . Possible impact would be population drain from rural areas on some of the islands.
Would love to here from someone who is doing it.

This is one for investors to be wary of in markets where the listed sale price is strongly (but wrongly) linked to the rental yield. Or free weeks rent etc etc.
We have just been asked by one of the major real estate agencies in town to do some independant rental assesments for them.
There is a demand by european buyers for truely “independant” assesments.
Alot of these back door incentives are not formal and can not be found in the course of normal DD.

I need your advice. Have a older brick home with a 5 year old long run iron roof that has never been painted and looks new. I dont really want to paint the roof but there is one section stained by coal near the chimney (metal).
Does anyone know of a product that will remove the stain. Or am I up for a paint job. Most so far say only solution is to seal over the stain and paint.

Yes but it is expensive. In nz it starts at $380 per square meter supply only. The lighter the colour of the paint the more expensive at the lower quality glasses will cover with the darker paints. Light paints on the cheapest glass will give a green tinge.
Looks very swish though and would make a kitchen in the right house/project. Not for a lower in rental but for a resale would be good.
We are currently doing a bathroom with some built in storage/design cavities. Two boxes 350 X 350 tiled in white with stone insets. Very nice. Dark floor tile . I like it hopefully the buyers will. It is a neutral but modern.

In one of my rentals in the hunter valley we fitted hardwood floor boards as a bench top. The nails are concelled in the tongue and groove. The edge was routered and finished with polyurethain? . Looks great and the beauty is that any rough treatment can be sanded out in between tenants.

Thanks for posting. I agree and believe your comments are still valid a year on.
In my adopted home town of Invercargill property is still “ticking away” and there are still 10% gross yield opportunities. In Fact we have been finding yields 12 to 14%.
Employment is increasing at many times the national average and rental demand for “good properties” is very strong. In meetings over the past few days two rental managers report multiple applicants for “good properties”
The SIT has announced the continuation of the fee free education scheme for another three years and three new bachelor degree courses have commenced.
However, aussies continue to buy property in well known no go zones and continue to be the very worst of offenders for deferred maintenance. At a meeting of the southland property investors association a guest speaker commented that in the 04/05 year 80% of official complaints were about properties owned by Australians. We perhaps underestimate the challenges of remote property management.
