we have been full time investors for 13 months now – we both agree that it is the most rewarding work that we have ever done. Okay some is mundane but seeing an aspect of a deal that others perhaps don’t or making something work that others could not gives us a real buzz. Don’t wait to long to take the plunge or it may never happen. Carl barron used to do a joke about his first day as a roof tiler and thinking to himself “this is <edited>”. 13 years later he quit. I thought the same thing about my old job and it took me 10 years to leave. Don’t let your existing job trap you from moving forward.

hi Kiwi – I’m with you. I fix all rates in the buy and hold structure and I am carefull to ensure that they won’t come off at the same time. I have 5’s 3’s and 2’s. There is a 1yrs at 7.4

The numbers look good, unfortunately, the inspection revealed a tired old property needing lots of cosmetic and some not so cosmetic work done to it. Briefly, it needs
– interior & exterior painting (inc. replacing some weatherboards)
– leaks and some rot in ceiling and bathroom floor
– cistern & pan need replacing
– rotting windows
– evidence of rising damp in 2 rooms
– underfloor inspection recommendedhi – that sounds like 20k plus if you are trying to do it remote – I would ask the real estate agent politely if he could find you a deal exactly like that one without all the problems.
Rotting window can be a huge expense, painting no biggie but sanding and prep pf weather boards can get beyond a joke
Restumping roughly 7-12k then you have to fix all the damage the movement caused
If you are on the spot get under and have a good look around with torch, camera etc –

true the agent that sells the most properties may not get you the highest price!! They are probably the best at making both parties conceed until agreement is reached – it is a different thing really.

along the way you will diversify and also make capital gains that will insulate you from higher rates. You will be able to find investments yielding much higher net rates than property. The beauty of property is the unbeatable gearing that it offers.
I remember when I had a job banks were lending me 95% on property as standard on stand alone loans. I can’t see that happening in the share market.

Cool. Can’t really do deals on this forum but I suppose I could post details of some that have been done to get an idea. I have some good resi stuff on the go right now at 10% yields but the commercial stuff is not a done thing and I am still learning quite alot and meeting different people with expertise in this area.
I could probably post the numbers and let you guys pick them apart as a learning process but if we did that we would have to write off the chance of getting it – who knows.

We are doing heaps of DD on these deals that are popping up – ie smaller type properties under 300k. Holding off for now as a local developer has a job on converting a park area into an industrial zone on top of all the other commercial development going on so we are not sure what impact this will have on existing premises and what sort of business will relocated etc etc there are a heap of variables in play -there is also the shaky building laws that will impact on older 2 storey dwellings.
