The only reason I say this is that 45k is not really alot of cash/equity if it is spread out over a few homes.(you mention cross col in not preferred.) We have obtained insurance through the national bank nz and after getting many quotes their price was competitive. They offer replacement value on the building as well as landlords fixtures and fittings. Probably a very good idea to get seperate landlords insurance.
