don’t go buying “messy” places unless you are prepared to be active and clean it up – messy people don’t clean up their mess – even if they obligated to, it’s called slackness and slothfulness – you won’t change their human characteristics
So true.

Hi Foundation,
Both articles sound all to familiar. Just as the end comes some herald doom and others continued fortunes for everyone.
I have never been to the US and don’t suggest we lump all markets together and make blanket assumptions. I dont own any property there. I am sure there are areas with plenty of capital growth left. There will…[Read more]

Hi Cutegirl,
Have you considered renting out the property you have just purchased or renting part of it to gain extra income. This may increase your servicability enough to change your situation.
Cheers.

Don. replied to the topic UK Price Data in the forum No Subject 19 years, 6 months ago
true any fall is not good but hopefully investors are not geared to the level where they can’t weather a 5% fall in values.
If investors build up a portfolio over a number of years these corrections will have little impact.

Great for people who have got absolutely no clue when it comes to the hands on stuff. A kind forum member sent me some stuff the reno kings did on the radio. At least they are entertaining to listen to. Very up beat.

Hi Specific
I agree the figures matter most, but INITIALLY learning to add value, dealing with tradees or simple DIY is enticing.
Dont forget that the figures are not the only thing.
If a property meets your financial benchmark (different for everyone) that is just the start of the due dilligence process not the end.
Good Luck.

Have not invested in QLD myself but it is very refreshing to see investors with long term goals doing the required due diligence. Best of luck with your plans.

This is a complex one and hopefully there are a few accountant who might have a go at it for you with some actual numbers.
The structure will obviously provide significant assest protection benefits.
However, your PPOR is CGT free. I would be interested to see what arguments come forward to support buying in the structure.
Not paying CGT could…[Read more]

Hi Specific,
The price of property in some locations does make it impossible for investors to buy close to home ( for cash flow ) So I suppose it may depend on where you live.
The risks increase the further you are away from home. So it will depend on your confort levels.
Management will become crucial.
You may find that it is you ability to…[Read more]

what you really really dont want is a deal that the local agents have left for the aussies or the bird dogs.
.
A particular deal may be refered to as “not yet on the market” and miraculously signed up by a bird dog who lives in another country.
.
It does not make sense that the agent would not put a property to the open market if it is a valid…[Read more]Don. replied to the topic First Home Owners Grant NZ in the forum Overseas Deals 19 years, 6 months ago
