Not sure where you can get this info for free but if you are willing to pay there are a few compaies out there that offer it.
API mag also has stats at te back and sometimes include the 10yr average figures.

I would also agree with Michael. The trouble is that it would be hard for you to establish the true extent of the termite damage in the home and thus the require repairs and cost.
You would effectively be buying a property with a unknown downside.

As a general rule 12 weeks is about as long as we will let a property go without being inspected.
Make sure you check all you insurance policies so that the inspection frequency satisfies the requirements. This is critial for landlords insurance!

Get to know the area. Asking price may not have too much to do with the true value of the property based on comparable sales. Then as the others have said you need to find out the sellers motivation and be realistic about your own. YES! THAT IS YOUR PREFERENCE BUT HAVING MY ENTIRE NET WORTH IN ONE BUILDING POSSIBLY AT THE MERCY OF A SINGLE TENANT? THAT WOULD BE CRAZY. NO THANKS
NO CHANCE TO SPREAD RISK OR TAKE ADVANTAGE OF DIFFERENT CAP GROWTH TRENDS IN DIFFERENT AREAS OR CLASSES OF INVESTMENT. HAVING YOUR ENTIRE WEALTH FIXED IN ONE INVESTMENT IS PROBABLY A BIT QUESTIONABLE.
