    This particular property is the only one close to my home and I have met the tenant through doing maintenance on it and we get along well and he is a great tenant!!

    This is a very important and overlooked issue by many. Obviously when portfolios get larger ie over 10 properties then it may be a bit crazy around tax time.

    for example, a large property was bought for a 1.2m on almost 100% loan….within 12 months before they could develop it, the market turn, and it was sold at morgagee auction for 360k (only 2 people at auction)……they lost their home…….today that property is worth 1.5m

    Will let you know. What i did not want to do is get the sticky black stuff on the rest of the roof. Will do the soap thing and have the hgh presure cleaner on standby.

    Not alot of freehold land available in these areas. I’m pretty sure tonga and a few of the others you must have a family connection to the island.

    Every few months it seems that someone in the media makes comment about plans for a pacific passport . Possible impact would be population drain from rural areas on some of the islands.

    I need your advice. Have a older brick home with a 5 year old long run iron roof that has never been painted and looks new. I dont really want to paint the roof but there is one section stained by coal near the chimney (metal).

    Hi Brc,

    Yes but it is expensive. In nz it starts at $380 per square meter supply only. The lighter the colour of the paint the more expensive at the lower quality glasses will cover with the darker paints. Light paints on the cheapest glass will give a green tinge.

    In one of my rentals in the hunter valley we fitted hardwood floor boards as a bench top. The nails are concelled in the tongue and groove. The edge was routered and finished with polyurethain? . Looks great and the beauty is that any rough treatment can be sanded out in between tenants.

    insurance seem high at $1000 on $50k investment – does this include landlord protection? If so you dont need to budget for vacancy..??

    Not sure about that Jeff. insurance that covers vacancy would be nice. Most policies I know of cover vacancy due to damage and broken fixed term leases.

    Yes!! doing one as we speak and you are right the price is surprisingly competitive. Don’t even think about sourcing the steel from a kitchen fitter or supplier.
