    hi guys,

    there is a lot on the market in the central coast at the moment, a lot of new properties over the last few weeks have come onto the market, I only know this from a few friends who have either bought/sold or are looking in that area, I havent been looking for investments as its out of my price range [blush2]

    sorry guys, this fee is part of a change in how visa and mastercad iternational now list these fees on your credit card, no avoidance possible no matter which of these cards you use is issued in australia. it was always tied up in your total transaction cost but now they must list it seperately on the card statement. I have a lot of dealings in NZ and have a credit card there which I use on my visits.

    cash or travellers cheques are the other answer, but why would you use them? at least if you use your credit card you can initiate a chargeback if you have a valid reason.

    like I said you have always paid the fee previously, it just wasn’t listed seperately on the credit card statement, so it hasnt really changed much.

    thanks cala, I’ve finally removed the man that lived here before me and passed away as there is an option to removed a deceased person from their lists, lets hope after 6 weeks the mail will stop flowing!

    well I’ve done a few jobs in the short time I’ve been working for my money,

    I started out selling home alarm systems in NZ, commission only – first lesson learned was get a salary [blush2]

    I then moved into door to door sales of cleaning products and I travelled around NZ doing this for about three months before winter hit and I could stand walking everyday in the rain no more.

    Back to the home security company, this time as a telemarketer in the evenings booking appointments for the sales people (my previous job) I did this while I studied full time at uni majoring in film and television. After my first year at uni I was completely burnt out, uni all day then working till midnight is not my idea of fun. plus the money was not great ($10per hr)

    I got a job during that summer at a major bank in NZ working in the call centre, answering everyday questions on personal banking, the people there were great to work with and I have a number of friends now from that time that I still keep in touch with. We even worked new years day 2000 incase the whole bank broke with y2k and we were the prevailing force on the phones to answer questions like “where is my money?”

    After a while it got a bit trying as every single phone call was a complaint of sorts so I gained a promotion to the department for Eftpos. I travelled NZ installing machines, doing risk assesments and it was a really fun job. It was not however very challenging…

    So I gained a job through the bank to their Australian offices (major 4) I moved to Sydney and worked in their eftpos department, then moved to Corporate banking and recently changed banks (which bank? no way not that one!) and I still work in corporate banking, I look after 18 clients in two states and manage the relationship for a specialist type of banking products.

    So after all these years I still hate working for banks (3 in total now) so I see investing in property as my way out. I get paid very well for my services so I use all of the excess funds towards investing in more cf+ properties to create an income that doesnt include a bank, who knows maybe one day I will finish my degree and start working in TV.[lmao][grad][grad][sleepyanim]

    yeah that was in my valuation in Invercargill from last week, I thought it was a strange thing to add… Glad to hear the free fees have been concreted for a while longer.

    i am so frugal.

    one word: EBAY

    I had some great deals through it and bought most of the items for my reno from there, including the kitchen sink!

    ALSO when I was doing my reno, rather than throwing everything away or paying the rubbish guy to come pick up everything, I listed it all on ebay, even if i only got $1 for something I was making money instead of paying for removal of it, great for old bathroom vanities/toilets and old kitchens as well as carpet.

    One mans junk is another mans treasure – so true!

    hi i think they calculate it on the amount in total you are borrowing, mine was about $2500 for a 90% lend of $225K

    dont forget if you refinance within 2 years you can get a partial kick back on the premium.

    hi sorry i dont know about the legalities, but we did move into a place that had fly screens (thank god) but no airconditioning, so we bought a portable airconditioner that has kept me sane.

    The air conditioner needs to feed out an open window and it wasnt possible to do that with the screens on the windows, so we went to the local bunnings and found a very large roll of screen for about $10, we removed the fly screen and stuck the screen to the windowframe ( be carefull we had something that would not leave a mark) and then we were able to cut a hole in it big enough for the air conditioner tube.

    This could be a cheap and stress free solution if you like the property and want to stay on. it worked well for us.

    hi,

    I havent done it before, but i have seen homes for removal listed with real estate agents and also on trademe.co.nz

    otherwise if you want a new one try lockwood.

    also the government sometimes decides to close down areas that they have provided accomodation for staff and sell the homes, normally state-house types, you may need local knowledge for that though.

    Hi Derek,

    I do see where your coming from, and believe me the masterclass seminar is very different from the one we both attended on the gold coast earlier in the year.

    The point made was that the capital growth that is stagnant in Sydney is still growing in other areas, if sydney prices slump or stay constant for 5 years, I could sell (no CGT to be paid after my accountant meeting) invest the money elsewhere (NZ) to get capital gains that I can re-invest in sydney in 5 years time. Thats the basic understanding of the concept that I got. I’m not saying I will re-invest in sydney in 5 years, by that time I will probably have moved back to NZ and be focussed on that market only.

    derek, I was a “buy and hold” finatic. Now I can see another way of looking at it. My parents are still buy and hold finatics adn even said it sounded like a good idea for me to sell (maybe cause they will get their $15K back?)[blush2]

    Either way I am still investing in NZ and hope to find something this weekend by using my existing equity. Thanks for your input, I value your contributuion as I know how much you have already gained in your investing.

    backpacker accomodation is a really good one, they usually pull in a bit of cash, but it being so far from the CBD your likely to get long term stayers, not short tourity ones.

    doctors surgery?
    could you hire it to the local school if they are running out of space?
    accountants office?
    bachelor accomodation?
    student accomodation?

    hi guys,

    I’d love some more input from others out there…

    Ive talked to an accountant, If i claim the depreciation etc I will have to pay capital gains tax, so I decided not too, I’ve booked in to see the tax man on monday morning to do my return.
    I’m a bit annoyed at myself for just paying $550 for a depreciation schedule!!!

    Thanks for the input Thomas, I have been told Sydney-siders generally increase their property value by 20% for the listing price of a property, so I’ll definitely hike it up for the suckers..oh dear, I mean potential owners.

    I had a second “AHA” moment today at 1:45pm before going into a seminar at 2pm. I want to invest in NZ so when am i going to go there and do it? I was searching for cheap flights at the beginning of december and thought what am I doing? why am I putting this off for a month? (apart from the obvious work commitments) so on a whim and without checking with my manager, I booked a flight to leave sydney tomorrow. I’ve been delaying this for about 6 weeks, why not take the plunge! so now I have 2 days to find some deals in NZ. I found my manager this evening at a work function and he had already had a glass of wine, so it was a good mood to check if I can have the arvo off to fly to NZ. he agreed thankfully, so I’m also still employed!

    I must stop rambling and start packing….. I’ll let you know how I go next week.

    Hi,

    I dont know, I haven’t done my tax return for last year yet through, so I can still just not claim the loss etc, if the amounts add up, I guess I would have to talk to an accountant to figure that out.

    DrX, I beleive there is a $10 surcharge for people outside NSW, unless you bring tim tams [oink]
