    Dear Andy

    I am surprised to hear what you say. I have dealt with Genesis for over a year and had no troubles at all. My rent statements were late last month, howeevr apart from that I have been extreley happy. I also purchased through Australian House Hunters and know that they have made trips there and I received a whole lot of due diligenece from them before I purchased. I know they have also bought there themselves.

    If I have had concerns Mic, at Australian House Hunters has fixed them for me. I have found them to be a great help in all aspects of my purchasing.

    I hope your experience gets better. The first one is always the hardest.

    I have never been much of a post type of member…Now however I feel the need to say something. I have dealt with Mic at House Hunters and had an excellent buying experience.
    I have purchased in Buffalo and have been very happy.
    If anyone has spoken to Mic, you would realise that he doesn’t say his service is for eveyone, it is mainly targeted at time poor people.
    So for those of us who can’t travel, this service proved to be excellent.

    As for rental gaurantees, this is not like ones offered here. This was to make Australian investors feel more secure with their investment. The company he deals with wants to ensure a continued relationship, so they are not putting in bad tenants. It doens’t make sense for them to.

    As for the stats, oh no, 30 murders still around, someone tell me how many in Sydney,or any other city.
    Stats should be read in context, most quoted refer to Buffalo CITY and not outer suburbs.
    Why can’t people be positive for once.
    There is so much negativity that it is not even educational.

    So, I am very happy, I am getting approximately $50 a week in my pocket.

    If you can go there yourself, more power to you, I think it is fantastic and congratulate everyone who has.
    For those who can’t go, but still want to purchase, then why not use someone that can help you!

    I also don’t have time to mow the lawns at home and get a gardener to do the work. Love the outsourcing…….

    I agree with all of the above. I have spent many years in the tourism industry and across the board 80% would be considered above average. An average occupancy would be 60%.

    I would also be asking what marketing they have in place, do they have conference facilities etc that can bring in extra dollars, especially if it is a “pooled return”.

    If the return is based on what your individual unit is rented out for, then be very careful as a lot of factors will dictate what units are let out. Managers will tend to own a unit or two themselves which will be rented first and then they develop favourites, cause any drama’s with management and yours then becomes the last to be rented.

    What makes this resort different to the others? Why are people staying there?

    Resort units can also be more difficult to re-sell.

    If you know Newcastle at all, especially before BHP closed (minus the smoke stacks) not only in look, but attitude of the people, then you have a good representation of Buffalo. Just like people wrote off Newcastle the same is happening with Buffalo. The attitude in Buffalo is changing as it did in Newcastle. Look at Newcastle now.

    I know these are gross generalistaions and have no stats to back up, this is just my opinion, I live in Newcastle and have spent a lot of time in Buffalo. I own property there and am just sitting back and waiting for what I believe will be a bright future.

    Even the football teams are the same colours.

    We have a motel and the roof sounds exactly the same. As we have been renovating rooms we were getting them spray painted (Often twice as it is very easy to see when the paint work is uneven). We also found that this surface held onto smoke etc, in the end we spray bleached the whole ceiling rather than painting. Although a messy and smelly job they came up perfect.

    Relationships are everything in this game. I have found that dealing with one agent in one town has made a difference. Often country agents do not act under exclusive agency agreements and therefore can sell you any advertised property.

    Building that relationship with one agent can create a lot of gratitude.
