Hi Phil,
Before you rush out and sell, consider why you bought the negative IPs in the first place. Presumably you did research and bought two well located IPs or are you not happy with the way they are performing?
Do you have equity in these IPs in order to fund positive IP purchases, that not only cover themselves but perhaps help you to balance out the negative IPs?
Don’t make any rash decisions because you have found a new concept, do your sums and figure out where you want to go, set some goals….

The items you mentioned do come under contents, and insurance companies will ask you if you want a small landlords contents policy (added to your building insurance).
You may also find that Landlord Insurance may cover these items in certain circumstances. Insurance can be very confusing, always read the fine print….[biggrin]Jo, sorry to hear about those tenants of yours……….but do you know which way they went![jealous]

I have always thought along the same lines as Mel.
The more claims you make, the more the insurance company doesn’t like it and raises your premiums.
At least, that is the way I have always thought they worked, might be a myth as I have personally never made a claim on insurance. I guess I’ve been lucky.
Then again, a lot of insurance companies tend to offer discounts in the form of a “No claim Bonus”.
Anyone here had any experience with insurance companies?

As I read through this topic, what stuck out to me was the attitude of the posts.I’m talking about attitudes towards their properties, their tenants and the people whose services they employ.

Sue [biggrin]By the way, I believe the price was resonable for a Sunday call out. A lot of plumbers don’t own their own “eels”, “sewer snakes” or “Sewer rooter’s”. They start at $4000 for your basic model, unless you have a lot of sewers/stormies to unblock, it can be cheaper to hire them

I agre with polished boards not being tenant friendly, although they look great.
I’d go with industrial strength carpet for bedrooms, and good quality vinyl or tiles in the other areas.

Hi Steph,
kp is right about the perforated pipe. Commonly called aggi pipe or agricultural pipe. This is probably your best bet. If you do it yourself, it is usually laid in an “s” like pattern and don’t forget to give it fall in the right direction.Before you do that though, check out if there is a downpipe near the problem, or uphill from the area. The down pipe might simply be blocked. Or worst case, stormwater pipe may have broken in the area. I’d call a plumber to sus it out for you, shouldn’t cost you anything for advice/quote.

Sorry, I don’t know what single parents get exactly, without the appropriate figures I don’t feel qualified to comment.Do I think I deserve the “bonus” more than someone with no kids, or someone who cannot have kids?
I thought it was meant for the kids, $600 per child not adult. Sure it gets paid to the adult, and from there you cannot control it.

Anyway, thank you all for your views.Now some of my bonus is going to buy my three boys new beds and mattresses. Now I can afford to buy them something a little more comfortable and a little earlier than I would have.I bought my daughter a new bed 6 months ago and was slowly working my way down the list….

And I know people who have been married longer and self employed longer but have no kids by choice. They pay the same taxes and don’t get any bonuses. I am not blaming the recipients in any way. I think the Government has lost the plot.The bonus for them is they don’t have kids [cigar]
If the benefits are so great on a single parent pension and the bonuses are wonderful, these people should be encouraged to follow suit.

Seems that by having four kids and getting my bonus, I have rubbed some people the wrong way.
Just for the record, I’m not a single mum, my kids all have the same father, who I have been with for 21 years and married to for 15, and I’m only 35. Sorry, I happen to like children.
We are self employed, and I am responsible for all the paperwork, so sometimes I do stuff envelopes…..

I guess applicants think if they can make the repayments and don’t default, then no-one is harmed and it is win-win.
But then I guess if the ATO gets involved and finds there have been some “over-estimates”, that’s when your trouble starts…from what I hear they are not too forgiving……

nah, haven’t seen the “Supersize” movie, I’m scared it will put me off take away….as I said before, I don’t like to cook![lmao]
I’m a great mother[jealous], nah I’m not really that bad…
My sister saw the movie though, and was quite put off, but she’s always been a bit of a wet blanket. She’s my older sister, and more like a mother than my mother!
I don’t believe maccas is good for me, but from what I have heard there were too many variables in this experiment to be reliable.

I’d keep as simple as possible, low maintenance.
Your best bet is to plant natives, as these are generally drought tolerant and less likely to die from neglect if you are renting out the property.
For the best prices, i’d try markets and school fetes are usually good for picking up cheap plants. Check in your local paper.
