    Hi Denyell,
    Brave plan. What I would do is work out a detailed plan, work out some basic figures and research, research, research!
    Seriously, don’t rush into anything without doing your groundwork first.
    I wouldn’t sell my PPOR, because then I’d have to start paying rent. If I really wanted to get into developing, I’d sell my IP and use my equity to start with a small project. Probably a dual occ. See how I go, see if I can handle all the drama that goes along with it. If that works out well then I would move on to the next project, maybe a little bigger this time……
    But that’s just what i would do, I haven’t thought it through very carefully, so there may be some holes in my plan…

    Hi aafreen,
    The difference betweeen Tarneit and Point cook is the distance to the water. Point Cook is now a “seachange area”. Tarneit is no where near the beach.

    Ok, I like the cover.
    I think it’s good that it is similar to the first cover and that will make it recognisable to people who bought and read the first book.
    Bright green is good, very “in” and different from the other books on the shelves.

    So, in book shops late Sept, no website ordering?
    You mean I have to leave my computer and venture into the real world to buy it?

    Hi Leoni,
    I’m not sure about NSW, but in Vic the auctioneer will usually take a personal cheque, Cash (!) or even a passbook with a withdrawal slip.
    I suggest you ask the RE agent what the prefered method is. You can even negotiate before auction for a lower deposit should you be the successfull bidder.

    Hi Alex,
    I think most people would recommend a building inspection be done on such a property, especially considering its age.
    If you are planning to make an offer, make sure you put it in writing that the offer is “subject to satisfactory building inspection”.
    The inspection report will tell you of any major defects in the property and should also tell you what works needs to be done to rectify any problems – it may even include a rough estimate of price.
    Renovating can be fun and traumatic at the same time, so good luck if you plan on doing the work yourself.

    My comments were of course tongue-in-cheek, not mean’t to cause any offence.
    It’s great that they have sports at the olympics where kiwis can remain seated and still win medals.

    Hi Glenn,
    I would suggest that no one is telling you what the 41 postodes are because they would be available from residex in one of their reports. Which I suspect is not cheap. If you really want to know, that would be the best place to find out – Residex

    Hi aafreen,

    Take a drive and look around. Don’t think Tarneit is anything special, its in an area where there is a lot of land available.
    If you’ve ever been to Hoppers Crossing, Melton, Werribee, well Tarneit is basically the same thing. New houses on small blocks in tight streets.

    Hi Guys,
    Just thought I’d give you an update.
    Rang rentcover again today, I think I got a clearer response this time.
    This is my take –
    The actual “rentcover” part of the policy is covered for malicious damage by the tenant.
    eg. Tenant burns down the house on purpose, you are covered for the rent until your place is fixed/ livable again…max 12 months cover.
    In the “ultra” part of the policy i.e. contents section, malicious damage by the tenant is not covered.
    So if the tenant burns down the house on purpose, you are covered by for the rent, but not replacing the carpets, etc.
    I have taken out the policy now anyway. I don’t think malicious damage is an issue with our tenant but you never know, I guess.

    CGU – the only reason I didn’t go with CGU is because their policy includes building insurance as well which I had already taken out at settlement (Two months ago, before tenant)

    Ok, I rang to clarify….and now I am more confused!
    Basically, over the phone they say that contents and rentcover are both covered for malicious acts by the tenant.
    If you would like to see the section that I am referring to you can download the PDS from their website (The Ultra Contents policy)
    On page one under “Significant benefits and features…have a look what it says at dot-point Malicious Acts.
    Also look at the table on page 5 under malicious acts…..I’m still not clear on the whole thing.
    Anyone made a claim through rentcover for a malicious act?

    Thanks for the replies, will ring and find out what they say. The problem is, do I trust what they say over the phone against what they have written in their PDS?
    I downloaded the PDS from the internet, so it might not be up to date I guess.

    Hi Guys,
    A topic close to home.
    It took us a year and seven try-outs to find an apprentice that actually was interested in learning a trade…
    Our apprentice now is fantastic. He’s 22, quit his city labouring job earning over $800 per week, to be a first year apprentice plumber earning $250pw. How’s that for enthusiasm?

    I’d have to agree with Tools, any decently skilled and dedicated tradie will always earn a good income, it all comes back to attitude to your work.

    As far as labourers caling themselves trademen, this is largely due to unprotected trades.
    Only electricians and plumbers are protected by their license

    It is rather a gloomy prediction, especially the last paragraph.
    I have to agree with you about the banks fixed interest rates though. I’ve been keeping a eye on fixed long term rates and they are very low.

    Hi Nathan,
    Just as Simon says, check with the local council. The block sizes can vary significantly. Also check with a local independent town planner/surveyor or architect/draftsperson.
    If they take a look at your land, they can often bend the rules a little.
    My local council will tell you that the minimum subdivision lot is 350sqm, but I know of some town houses that are being built on lots smaller than 300sqm.
    So I’d do a little snooping around.

    Hi Kim,
    I’m no expert on the pension, but I would think that the fact that she now owns the property it would effect her in the assets test for her pension.
    I believe pensioners are also allowed to earn a certain small income before the pension begins to reduce.
    i don’t see how she can offer the place free of rent when it is going to cost her money to keep the property i.e. land rates, water rates, maintenance and possible land tax.
    This dear lady needs to sit down with a good accountant/advisor and work out what the best strategy is for her best interests.
