Hi everyone,
I’m feeling a little overdone….My car – Tarago 1997 (4kids)
His car – Hiace 1998
His car – Econovan 1998
His Bike – Harley 2001 Heritage Softail or something (Really want him to get rid if that one!)So he’s got three and I’ve only got one, is this fair?
Ok, so the two vans are for work…but the harley sits in the garage, hasn’t even ridden it for about 2 months…”it looks like it might rain”I’m gonna have to get tough..

Steve’s first book 0 to 130 properties has a lot of detail on finding and evaluating positive cashflow deals. If you are more interested in a depreciation type cashflow, then try Margaret Lomas’s books.
Both the books are written simply and have examples on how the different strategies work.

I can’t imagine a builder giving a price without some plans to quote from. However, these do not neccessarily have to be professionally drawn up plans. Ask the builders if you draw up a rough idea of what you want, if they can can give a ball-park figure. However if you want a “real” quote you will need professional drawings, perhaps engineering drawings and a soil test is important as well.
It sounds as if you are in a remote area if there are no other units in the town. This may add to the cost of building as tradesmen will have to travel from other areas, material deliveries may cost extra as well.
Perhaps you can speak to local real estate agents to ascertain whether there is a demand for units where you plan to build, they may be able to estimate a selling range as well.

HaVen’t actually bought anything myself, but I know Fowlers Auction group sells carpets. I think they now sell at wholesale prices as well, not just auctions. Worth a try anyway.

I have never sold property myself but I do know there are a few websites that offer packages for DIY sellers. Don’t know how successful it is but I don’t think it costs much to list.Try a google search, I think even jenman’s site has something on selling yourself.

Genuine five bedroom houses are rare, I know, I looked for one. Some are advertised as 5 beds but are actually 4 and a study. (the fifth is small and has no BIR).
I do agree that over 4 beds could be entering into a niche market. Perhaps student accomodation.
I have noticed a lack of 4 bed houses for rent, most have two or three. That could be a hole in the market. I was considering my options and looked at renting, very hard to find a 4 bedder with a study and a garage, but I might be unique.
There are still some big families out here!

Good question, I do have the latest gas regulations on the bookshelf here somewhere, but I’m not looking through it to see if I need a licence to light a pilot light!
No seriously, I doubt it. After all, these appliances do have instructions on them telling you how to light them.
I know because I’m married to a plumber and of course I have to light my own pilot lights!!!
I’m quite good at it now, mmmm I should do some of these call outs!
So you could call a handyman but then, if he can’t light it, you might need to call a plumber and then you’ve got two bills to pay….

Hi Guys,
Just thought I’d point out why it appears a lot of money to do what seems a simple job.
Take the Plumber recommended from Eltham. You call him to relight your pilot light in St Kilda. To you it’s important that he gets there asap.
It will take him at least half and hour to get there, do the job and get back again. That’s about an hour and half of his time. Usually after hours, as the tenant won’t be home until then.Yes. okay, hubby is a plumber…
Just this week he was called out to check out a wall heater that didn’t seem to be working properly.
He gets there, about 6pm and asks the tenant what the problem is.
“When i turn it on there’s a smell and the fan won’t come on”
So he turns it on, it smells – (most people realise this is dust build up )- and then plugs in the fan and it works…..
Pity the landlord!

I don’t know what you mean about suburbs to stay out of….
I guess you might mean low-income areas?
I honestly can’t think of a suburb of Melb that I wouldn’t invest in based purely on its reputation.
I might not want to live in some suburbs, but investing is a different thing.
After running my own business for a number of years, I’ll let you in on a personal observation…..

Best thing that I can recommend is that you speak to a mortgage broker. You need to sit down with one and go through what you need, what you can afford and where you want to go.

I’m not sure if any of those factors are taken into consideration, but I’m pretty sure the land tax you pay is based on the council valuation of your property i.e. the valuation on your rates notice.
So perhaps you should speak to the local council involved.

I would phone them, but I prefer to see this sort of information in writing. As I find when changes happen in the building industry, you tend to get a different story from different people.Cheers,

Does this work with rent?
Example: I receive rent, at the moment this goes into an ordinary bank account, which I top up $300 a month and the bank deducts its payment from.
So instead, if I take the rent & the top up, put this into my PPOR loan, then draw the same amount from my subaccount (Of the PPOR loan)and place that in the account for the bank to draw for IP.
As long as I pay the interest on the “subaccount” I am OK with the tax office? And this become deductable debt right?
I am I getting the gist of it?

Is that net profit on your 5k? If you are talking of a caravan/cabin, look into the site fees, they can really add up. Sounds a little too good to be true, so it probably is….look a little closer.
