Your post seems a little cryptic. Do you mean you were the only one on the agents books looking at specific properties?
What area are you looking at? I’m in the northern suburbs and sales still seem to be moving along pretty well.

1) What was the prime motivating event in your life that created a focus on the need to invest?
Coming from a single parent family, where my mum raised 4 kids working in menial jobs, she managed her money well, but always struggled and continues to do so. I don’t need to be mega-rich, just financially independent. Have three siblings, none of which own a PPoR, let alone any savings or investments.
2) What have you in fact done about it since then, and rate your achievment.
Bought an IP two years ago, just negative. Sold that prop and used the great capital gain to pay most of PPoR mortgage. Have since moved to a larger PPoR, slightly higher mortgage but we should be here for life. Have great equity in PPoR and good cash savings. Intend to wait 12-18 months for market to adjust, then look for +ve cashflow props. In the mean time plan to pay most of mortgage off.(And try to convince hubby to sell the big Harley doodad)
3) Based on your current performance, how long will it take to reach financial independence? (Whatever this might mean to you)
I am working on a ten year plan, I am finding this hard to put into detail, but am dtermined to work it out.
4) What are you currently doing to improve your plans?
reading, learning, posting, saving, paying off PPoR and formulating a plan.
5) What is your ultimate goal; and will it make you happy?
To simply be financially independent. To me this is living off a passive income around $100000 a year. This will make me happy if I have accomplished it in my own way and brought my family along with me. Without them, it would not be worthwhile.
6) Which is more important: The goal or the journey?
Without the goal, there is no direction and the journey cannot begin.

The most obvious country would have to be the good old US of A wouldn’t it?
With the first case, I guess to avoid such a situation, the husband could have left instructions in his will as to his wishes for the stored sperm. Specifically, who could “use” it and if any children were subsequently born, what their entitlements would be from his estate. Perhaps a trust would need to be set up for this particular purpose, I guess it would also have to have a time limit, say five years, and if no kids then the estate could be distributed differently.
If IVF is legal, and this woman was impregnated legally, then what does it matter whether it is socially acceptable or not? Don’t get that at all.
So the child legally has no father, how is this possible, to not have a biological father?
With the second story, was the child allowed back into the country of the “parents”?
Obviously, both of these scenarios highlight the need to understand what you are getting into before you start, to understand all the legal ramifications and prepare for unforeseen circumstances.

Hi S.I.S. and all,
I had my kids early by today’s standards…first at 22 last at 28, and two in between.
I always wanted to start early as I had a hang up about my mum being old, she was a whole 37 when she had me! Doesn’t seem so old now (I’m 35) [}]
I like the fact that when my youngest is 18, I’ll only be 45.
Of course, you’re never “free” from your children, you’ll always worry about them and they’ll always be my babies. []
I’m with westan, I’m greatful I don’t have those sleepless nights anymore…of course I’m about to enter the dreaded teenage years…..[]

Your property manager should be able to arrange this for you, but after re-reading your post, I guess you manage the properties yourself. Perhaps you could try an insurance broker in your area. They should be able to find the right cover for you.

As promised, update on breakcost amount. Got my payout figure from my bank today, and the good news is the breakcosts have dropped considerably.
Apparently the cost is now $900 to break a loan of $152000. I’m pretty happy with that. Now to do some mortgage shopping….I hate this bit.

Hey Propertyguru, you beat me to it…
I was wondering whether to ask in here if anyone had experience with vending machines.
There was an add in our local paper for people to buy vending machines and service them. It claimed great returns for 4 to 6 hrs a week.
After doing a little search on the net, all I could find were pages on vending machine scams, which put me off a little….
Were you thinking of setting it up yourself or taking over someone else’s?

Hi peoples,
This is slightly off topic, but somehow related…
I would like to advise people not to rent out your property to the new owners before settlement.
i.e. The people who buy your property move in themselves and pay you rent until they take possession at settlement.
I have known two people who have done this and they have regetted it. What happened was that the tennants found problems with the house that they hadn’t noticed before and caused all sorts of problems for the seller. They probably had no right, legally, to do this but they tried their best anyway.

ok, since you started this, I have a problem too.
A couple of months ago my modem died (internal), so I bought a new one a Harvey Norman and installed it myself.[]
Very proud I was, until I realised that the old modem was a speaker phone modem and now I have no-where to plug my speakers into []
What do you suggest? And go easy on me, I’m not real good at this sort of thing….

I agree with Pebbles’ points,(and yours)
Also if you’re buying a big house that you will eventually on sell to a family, you need to be close to schools. Not just any school either, a good one. In Vic, some of the best schools have “zones’, so that you can only get in if you live in the zone.
And don’t forget easy access to public transport.
I know it is all the rage, but try not to buy a house with Stainless Steel appliances, they’re a nightmare!
