    Hi Liviwell,
    There has been some argument lately that we should be preparing for the baby boomers to retire. Apparently when they do they are likely to want to live in flats/units/townhouses. I suppose they will need to downsize. As to whether they will rent or buy, who knows. Either way, I suppose that means an increase in demand = increase in value, depending on the supply of course.

    Yes, good idea, some positive stuff….

    I’d like to single out melbear, she answers as many questions as she can and is always courteous and patient. Especially with the newbies. She also keeps her answers clear and simple, easy for everyone to understand.

    Hi Lozza,
    Take the splurge, you deserve it! My airconditioning is being installed on Wednesday, and I can’t wait [:D]
    I did feel a little guilty at first, but I don’t want to end up like the old lady next door to me when I was a kid.
    She died leaving a lot of money to her nephews and nieces, and she didn’t even have indoor plumbing. She had a little outhouse in her back yard…we could see her tottering down to the back. This wasn’t a country prop either, we’re talking inner Melb. suburb.
    As for the rest of the house, you really don’t want to know [:I]
    Anyway, the point is, you need to enjoy your life, it’s not guaranteed.

    They do exist, you just don’t know of them because they haven’t written a book or held a seminar [;)]
    A few people on this forum are full time property investors, some say they are close to it and many do it part time.
    Most of the people here are striving to be full time investors. We are here to learn from others and share our knowledge.Spend some time in here reading the posts, asking questions and doing searches, and you will learn plenty.

    Hi Rubbachook,
    I can’t remember who it is (sorry) but one of the forumites gives his/her tennants a week of free rent at christmas. I think this is a great idea, especially for families.

    I got the same wallpaper, but I also got a pop-up screen. The pop-up screen talks about a surfing club/competition, I think.

    I have heard the second one before, but it’s a goodie. However the term “intelligent blonde” is an oxymoron isn’t it? [:O] When I heard the joke it was a blonde with big….[:)][:)]

    I knew that melb had a low clearance rate last weekend (56%), but Sydney 42% !!

    Hello Target, and welcome,
    I am not an expert, as I am relatively new to investing myself.
    What I do know is that Sunshine is one of the suburbs “earmarked” for good capital growth being close to the CBD.
    I also know that if you sell your property within twelve months you will pay 50% capital gains tax, (that’s if you have any capital gain).
    One point that you make is the posibility of renting out your own place when you move to Melbourne. If you do this and consequently both properties combine to give you a neutral cashflow, this may not be such a bad thing.
    I have heard a few investors in this forum use such a strategy with their properties.
    I’m sure some actual people who know their “stuff” will jump in after me and give you some decent advice. Good luck,

    Your best bet is to do a search through the link at the top of the page.

    Hi peoples,
    I’m going with Bill and the Enjolady.
    I prefer the security of my own home. I come from a family that always rented. Moving every couple of years was not fun. I do realise that your PPoR is a liability, however it is sooo worth it to me.
