I think your question may be a little too general, that may account for the lack of replies. []
Generally, if you develop a property yourself from scratch, you will make a decent return. However, do not expect this to happen quickly especially if you are inexperienced in dealing with contractors, red tape, etc.
Buying a house to renovate can produce a fairly quick turover, however there is also some hassle with contractors, red tape, etc. (Not such a large scale though)
Also, you need to take into account capital gains tax on the sale. If the property is for investment, you will have to wait 12 months before selling to get 50% discount on CGT.

There seemed to be a few “tussles” going on, but they were a little hard to follow with posts being deleted, they didn’t make much sense!
On the positive side. a few babies have been born (All girls, I think) and richmond gets married on saturday []

Building inspection reports are usually obtained by the intending purchaser for their own peace of mind. It is not required to be included in the contract, in Vic anyway. However….
If the proposed property has been extended /renovated within the last 6 years by owner builders, then a building report should be included in the contract as part of the required insurance cover. This is what was required of us when we sold our last place, we’re in Vic.
You MUST have the building inspection done before you buy, that is before you sign binding contracts. However,…. You can sign contracts subject to satisfactory building inspections. This CANNOT be done when signing a contract after an auction. Definitely get inspections done before an auction.

Rubberchook, I know what you mean…but since everyone else went with the private schools….
I’m going to go with public schools, you just need to choose well.
There is a public prep to 12 school literally 100 metres from my front door. My kids don’t go there, my eldest goes to HS 2 suburbs away and the youngest three go to PS 3 suburbs away in the other direction! (Yes, mum drives them )
Personally, I don’t think the money is worth it, imagine what you could do with those extra 1000’s that you could invest!
Of course investing in education is important as well, however you still get an education at public school. No matter where your child goes to school, it comes back to the individual’s personality and attitude.(And those around them)

In Vic, this sort of report forms part of the contract.(Section 32, I think)
I take it in New Zealand you have to source your own report from the council.

Using Mel’s suggestion, i.e. Use equity for 20% dep and seperate 80% loan for IP…..
Can both loans be with the same bank and still avoid cross collateralisation? Or will the bank still have some claim if one loan defaults?
