    Hi Charchie,
One thing that pops into my mind, is the floor area of the apartment. Some banks have a problem if it is too small.
The figures look pretty good to me, but I am just a novice…

    LOL….well done Westan [:)]
My hubby and I work on the same system. I think most marriages work that way, however a lot of men don’t even realise that their wives are making most of the decisions.[;)]

There are many great positive quotes floating around the forum, but I really like this one. Think I might stick it up on the chalkboard so I can see it while I do my horrible bookkeeping.[}:)]

    Hi Nathan,
I think your question may be a little too general, that may account for the lack of replies. [;)]
Generally, if you develop a property yourself from scratch, you will make a decent return. However, do not expect this to happen quickly especially if you are inexperienced in dealing with contractors, red tape, etc.
Buying a house to renovate can produce a fairly quick turover, however there is also some hassle with contractors, red tape, etc. (Not such a large scale though)
Also, you need to take into account capital gains tax on the sale. If the property is for investment, you will have to wait 12 months before selling to get 50% discount on CGT.
    Hope this helps a little,
    Sue [:)]

    Hi Guys,
Anubis, that was a bit harsh. Somewhat true though, I guess you like to tell it like it is [:)]
To you fransom, it looks as though you might be looking to offload this apartment for yourself. I don’t think you will find too many buyers for that type of “investment” in this forum.
    Good luck,
    Sue [:)]

    Hi Pinky,
Good to see you back, things have gone a little strange lately….full moon, I think [:)]
    Bill gone, crashy went/came back/went again…
Others appear to have left also, or not posting/lurking in the shadows…
There seemed to be a few “tussles” going on, but they were a little hard to follow with posts being deleted, they didn’t make much sense!
On the positive side. a few babies have been born (All girls, I think) and richmond gets married on saturday [:)]
The forum could use a little of your humour to breathe some life back into it.
    Keep smiling,
    Sue [:)]

    Hi Bear,
I had a similar problem the other day. Went in and nothing came up in the posts.
The posts are old so you have to change your “preferences” on the right hand side/ top of screen.
Give it a go, hope it helps,
    Sue [:)]
Or just use search, and the chest topics come up also.

    Hi Ivana, great name [:)],
Building inspection reports are usually obtained by the intending purchaser for their own peace of mind. It is not required to be included in the contract, in Vic anyway. However….
If the proposed property has been extended /renovated within the last 6 years by owner builders, then a building report should be included in the contract as part of the required insurance cover. This is what was required of us when we sold our last place, we’re in Vic.
You MUST have the building inspection done before you buy, that is before you sign binding contracts. However,…. You can sign contracts subject to satisfactory building inspections. This CANNOT be done when signing a contract after an auction. Definitely get inspections done before an auction.
Hope this helps, and makes sense,
    Sue [:)]

    Hi Guys,
Rubberchook, I know what you mean…but since everyone else went with the private schools….
I’m going to go with public schools, you just need to choose well.
There is a public prep to 12 school literally 100 metres from my front door. My kids don’t go there, my eldest goes to HS 2 suburbs away and the youngest three go to PS 3 suburbs away in the other direction! (Yes, mum drives them )
Personally, I don’t think the money is worth it, imagine what you could do with those extra 1000’s that you could invest!
Of course investing in education is important as well, however you still get an education at public school. No matter where your child goes to school, it comes back to the individual’s personality and attitude.(And those around them)
    My 2 cents,
    Sue [:)]

    Thank you Lazyboy,
    I appreciate the reply [:)]
In Vic, this sort of report forms part of the contract.(Section 32, I think)
I take it in New Zealand you have to source your own report from the council.
    Thanks again, not-so-lazyboy,
    Sue [:)]

    Hi xyz2003,
The best way to learn how to find deals is to do a search on all the posts.
The search link is at the top of the page. You might not find too many specific areas, but you should pick up some hints on how to locate properties for yourself.
    Hope this helps a little,
    Sue [:)]

    Hi Alexander,
if you’re considering a career as a real estate salesman, you could be in luck.
Check out your local (suburban) newspaper, I know my local paper has ads. for about 5 different agents.
I guess they might be expecting a selling frenzy?
    Cheers,
    Sue [:)]
I’ve always advertised on jobsearch.com.au (It’s free)It’s the government run site and has a lot of different jobs available.

    Hi Guys,
Using Mel’s suggestion, i.e. Use equity for 20% dep and seperate 80% loan for IP…..
Can both loans be with the same bank and still avoid cross collateralisation? Or will the bank still have some claim if one loan defaults?
    Thanks,
    Sue [:)]
