Hi Pmaurice,
I think RodC mean’t that the Oz government will give you credit for taxes you have paid in NZ. For example, income tax on you cash flow positive property in NZ
Hope that helps alittle,

Hi Guys,
I agree with Kay, we need to take responsibility for our own mistakes. If you are going to invest in property, you should expect to make mistakes along the way. You will learn more from your mistakes than your successes.
Quite a few investors buy their houses sight unseen, I would certainly do it, after much research, but as with Celivia, my husband would probably not be comfortable with it.
Margaret Lomas also advocates buying sight unseen in her books.
Cheers,
Sue []

Thanks Mini for your comments,
insightful as always…
Steve…. I take it your post was a little tongue in cheek?
It’s a dump, but I bought there and the people are great……

Hi Sooshie and all,
It has been very quiet in here for the last week or so. I guess some of us have real lives that we need to attend to []
To all a merry christmas and a cashflow positive new year…

Hi Muppet,
Can you please tell me where you get the figures for the population decreasing?
(For future reference)
Keep smiling and a merry christmas to you,

Thanks Steve,
Sound advice…a little far to drive though []
Best option would be a working holiday, I guess.
Many people buy sight unseen, Ill admit I am a little uncomfortable with the idea.

Hi Natasha,
I have been looking at Wanganui myself for the past week. I thought about asking forum members, particularly NZ members, for advice but I didn’t want to name where I was looking at []
Well, now it’s out there and hopefully they’ll be some response…..[]
Keep smiling,
Sue

Dear Rebecca,
I think wayne explained my viewpoint better than I could have, thanks wayne []
In Oz, Jenman is everywhere. If there is a real estate story on TV you can bet there’ll be a Jenman interview (Especially if wraps are involved), I guess they know he will have an opposing view. Newspaper articles are basically the same.
Hence my quote
“I did have to laugh when I saw that Neil Jenman managed to get his “two bobs’ worth in.”

Good question xyzzy,
What are the chances of an audit?
Anyone care to state that they have been audited?
I was audited about 4 years ago, just a standard tax return, no properties. (Thankfully, everything checked out OK[])

hi Redwing,
I saw the same show, the developer and his bimbo []
I don’t know about other states, but in Vic there is definately no cooling off period when you buy at auction. In fact, I think I remember reading somewhere that the cooling off period is not valid if you buy within 3 days before and maybe 3 days after an auction…could be wrong here though, someone else know?
Cheers,

hi redwing,
I have read her book, “How to make an income for life” (Sorry, It’s something like that)
Anyway, it was definately a good read with plenty of everyday examples and easy explanations. She’s into positive cashflow/gearing through depreciation. Even if that’s not your cup of tea, it has plenty of other useful info in it.
Haven’t had any personal dealings with her though.

Hi Rebecca,
It’s always interesting to read how Australia is portrayed to the rest of the world. Thanks for the article, a good read.

Hi Eausavage,
I always do a quick ring around whenever I receive an insurance renewal, usually just the major competitors. You will be surprised by the differences between companies. Some offer discounts if you have more than one policy with them.
Another alternative is to use an insurance broker, make sure they are reputable though, as a couple have gone bust lately.
Hope this helps a little,
Sue []

Hi Fullout,
Sorry, I don’t know of a good mortgage broker in Melbourne. I can however tell you who not to use (One broker, no-one from this forum).
If you drop your email I’ll send you their name.
I’d love to discredit them, and name them on the forum, but I guess I shouldn’t do that……[]
