    Somewhere on their main website, they have a link to leases.
    They tell you exactly what they are looking for and where they need houses/flats to rent.

    I have to say that a 10% saving off an advertised price is to be expected really.
    Advertisements for houses that have a definate price usually expect to be talked down anyway.
    Although I must admit there are many more houses in my local paper that are advertised with the actual price quoted. This was barely seen six months ago, they had so-called ranges, i.e. 250+ which meant 300 and something…
    Anyway, bring on the bargains [:)]

    HI Guys,
    Just saw the show, big deal…not much substance as usual.
    Basically, Melb & Syd to drop by 20%, that was Jenman.
    Homeprice guide guy said 3- 5% drop.
    But we won’t really know until Feb/march
    It’s all the investors’ fault.
    Advice given:
    If you want/need to sell, do it in Feb or March or wait a few years!
    If you are going to buy, wait til the end of the year.
    Two buyers claimed to have saved over 10% on their recent purchases due to price drops.
    For further info they said to visit todaytonight.com.au
    They also gave some suburbs that should still do well.
    A bit of a contradiction, “prices dropping, but still buy here!”

    Hi Phil,
    I also looked in to the DHA deals. The prices are quite hefty and you’d have to depreciate heavily to get anywhere close to +ve cashflow. As some are in regional areas I have heard that they occasionally all go on the market at the same time (after leases are finished) causing major headaches with the local market.
    I did subscribe to their alert email and received an email about a property available in Burwood, vic a good suburb.
    However when I clicked on the link to check it out, it was already gone.
    So for the good ones you need to be really quick.

    Thanks mel & leigh for your replies,
    I thought it sounded good too, but I thought I might be missing something.
    Hubby came up with this direction, he’s a plumber so he’s pretty up with the building game, it seems a natural direction to go.
    However, now he is “procrastinating”[8]

    Hi Craig,
    Many investors now use deposit bonds. I actually don’t have any experience with them personally, but I believe they work well.
    They are available from most major banks and other sources. You pay a set fee, and the company gives a bond to you for the amount of the deposit until settlement. I believe the fee is a lot lower than the interest that would be payable on the deposit if you were to access a loan for the same amount,

    Hi Guys,
    The way I see it is, you don’t get a “discount” for paying up front, you pay more for monthly instalments.
    Years ago, everyone paid upfront, then they introduced monthly payments and charged you extra (in total), if you took this option.

    Hi Bruce,
    I’ve only ever bought three props, but everytime I have done a before settlement inspection.
    This is just a personal inspection though, not a professional one.
    I have always been advised to take out building insurance from the day an offer is officially accepted. As most people I have spoken to have all considered this a grey area, and I like to reduce risk where possible.

    Hi Kay,
    I had to think what a HC house was! I got it, housing commission, just doesn’t really look like the Vic version.
    Why would you build a house that looks like a commission place? Maybe the old house burn’t down and the insurance covered “new for old” exactly? [:o)]

    I take it your insurance is covering the cost of the rebuilding, a fairly bad experience for you.

    Yes, an audit may show up a few suprises for this gentlemen [:)]
    Then again, maybe you’re not giving this person enough credit? He may have brought money with him when he migrated to oz, or have family support. Some migrant families have excellent financial strategies where all members contribute money until all family members own a house.
    He might work long hours and save well to pay off his debts.
    Then again, cash does help [:)]

    Hi skidaveski,
    There are a few mortgage brokers in this forum who will undoubtedly give you some great advice.
    I can tell you that as you are borrowing 90% of the purchase price you will probably need mortgage insurance. I believe you can live in the property for a period and claim the FHOG but I am not sure on the time limit for this.
    As for whether you should jump in and do it, or not, is entirely up to you.
    Don’t forget to take into consideration how much this investment will cost you out of your own pocket. If you are happy that the figures add up and you have considered all the pro’s and cons. Then go for it.
