The items you mentioned do come under contents, and insurance companies will ask you if you want a small landlords contents policy (added to your building insurance).
You may also find that Landlord Insurance may cover these items in certain circumstances. Insurance can be very confusing, always read the fine print….[biggrin]

I have always thought along the same lines as Mel.
The more claims you make, the more the insurance company doesn’t like it and raises your premiums.

I agre with polished boards not being tenant friendly, although they look great.
I’d go with industrial strength carpet for bedrooms, and good quality vinyl or tiles in the other areas.

kp is right about the perforated pipe. Commonly called aggi pipe or agricultural pipe. This is probably your best bet. If you do it yourself, it is usually laid in an “s” like pattern and don’t forget to give it fall in the right direction.

I’d keep as simple as possible, low maintenance.
Your best bet is to plant natives, as these are generally drought tolerant and less likely to die from neglect if you are renting out the property.
For the best prices, i’d try markets and school fetes are usually good for picking up cheap plants. Check in your local paper.
