I also looked in to the DHA deals. The prices are quite hefty and you’d have to depreciate heavily to get anywhere close to +ve cashflow. The way I see it is, you don’t get a “discount” for paying up front, you pay more for monthly instalments.
Years ago, everyone paid upfront, then they introduced monthly payments and charged you extra (in total), if you took this option.

I can tell you that as you are borrowing 90% of the purchase price you will probably need mortgage insurance. I believe you can live in the property for a period and claim the FHOG but I am not sure on the time limit for this.
