    Buy it under your name but get Umbrella Insurance on top of landlord and building insurance.  This will cover you up to $2million even if the tenant hurts his bum on the toilet seat! As if a property manager will forward 30% of your income to the IRS. Who made up this? LLC is useless as a bank will never lend to you in the future after and yes it is costly.

    Hi,

    If anyone is planning to purchase Residex Best Rent Report Sept 2010 or if a number of people want to get together to share the cost of purchase that is $280 including postage let me know. Apparently it only comes in a hard copy.

    The more people we get the cheaper it becomes. I plan to stop at 9 people interested therefore $28 each + $5 for hard copy photocopy + delivery to you = $33each.

    If this works out well we could be a team in purchasing many different property reports.

    I have a house in Everton Hills on a 670m2 block. It recently was valued at $600,000 originally bought for $272,000 in 2003 so their has defintiely been growth in the area. My rent I receive is $450 a week with landscape views for a 5 bedroom house. It is two storey. I would be surprised if you received rent better than $400 a week for your apartment. I think realistically your should receive rent about $350 a week. Good luck!
