Thanks for the warm welcome & thanks for the advice on making offers. You really are serious about investing if you`ve ditched your job! Good on you lifes about experiencing differnet things & daring to be different. I will look for that book up here because unfortunatley I`m north of Sydney,would have loved to have a long chat with other NZ researches.
Are you locked in on the contract once the vendor has accepted? or do you have a cooling off period after which you can get out of the deal? I`m sure i will have lots of questions to ask you NZ experts over the next few weeks so bear with me, Cheers

Hope you get to read this. I`ve only just found this forum last night & love it. My Husband & I are clients of Destiny & have been for the last 8 odd years.They are reputable & honest & in my opinion are worth the money you pay to be a client. You have them there to help set up everything you need to get started in IP`s & as you already know Margaret, is very much into +C/f prop.They will then help you with the figures etc for your 1st foray into this arena.I must say that we would not be in the postion we are today if we had not had destiny help us out & guide us over the years.It is a lifetime of guidance that you are initially paying for, & , sure you will quickly learn after your first 1 or 2 purchases but i would rather have the assistance first up than make an expensive mistake. Anyway, thats just my opinion having been a long term client.

I have only just found this forum last night, have spent hours reading all your past comments on N.Z & have spent even more hours looking at Prop. on the sites that you all so gracious gave us.Am really enjoying researching this with a view to buy a few + c/f in the near future.Already have 2 in cairns but think N.Z has alot more to offer. I would like to know how you make offers on prop. in N.Z? Is it a verbal offer OR like in QLD you sign a contract with the offer on it & are then locked in if they accept? Thanks so much for all the great info you are posting, it really helps.Mini mogul, you make it sound so easy?

Just thought i`d add my 2 bobs worth on the cairns debate. We bought up there 2 years ago & it has been really succesful. Lucky to get a duplex in Kewarra Beach.The northern beaches out of cairns city are really quite nice , but i do know that it is harder now to get these types of properties due to capital growth, however it is not impossible. My advice to you is spend 3-4 days looking around up there & inspect as many different + c/f properties as possible. We spent 3 days solid looking at anything + c/f.Ring R/estate agents 1 month before going up & line them up for the inspections.Hope this helps.
